In a charming spot in a tiny village on the little River Eea, this cosy home is a mix of character features and modern comforts. Overlooking the river, with an unusual layout and plenty of space, it's a great choice for a family but would just as readily suit a group of friends. Having recently been renovated, there's no chintz here – instead, crisp white walls and wood floors are the order of the day. The living room and dining area have been thoughtfully popped up on the first floor, to take advantage of the views, and the vaulted ceiling has created space for a secret seating spot (the kids will consider this a den). There's a cute log burner for cosy stays no matter the season and a suntrap rear garden that's perfect for breakfast on summer mornings. Set out on walks from your doorstep, drive to the nearby coast or visit Lake Windermere, just around fifteen miles away. And best of all, there are a couple of pubs to choose from within the village.

You'll have an upside-down arrangement here, with a kitchen, two bedrooms and a bathroom on the ground floor, the living/dining room and master suite on the first floor and a mezzanine seating area above that

Please note the stairs to the mezzanine are steep and narrow
