If you’re thinking about booking a holiday to this sun-soaked island, you’ve come to the right place. Serenity Sway
With room for twelve guests, this home is the best choice if you’re visiting Ayia Napa with a large group. The villa was designed for socialising, with a breezy open-plan kitchen, dining area and lounge. There’s also a games room where you can challenge your friends and family to ping pong or table football. However, we think that most of your time will be spent outside in the sunshine. The pool is bordered by mature trees, while the semi-outdoor terrace provides shade and comfy sofas when the midday sun gets a little too hot. You’re just a short walk from Vathia Gonia Beach, one of the more peaceful options along the coast. Although it’s on the smaller side, you’ll find plenty of sunbeds, eateries and watersport centres.
Sea Solace
There are plenty of luxury villas near the beach in Ayia Napa, but none of them have a pool quite like this one. Its highlight is the deck, where you can sunbathe or sip on a cold drink while you float in the water. When you’re not in the pool, there are sun loungers to unwind on and a long stretch of shaded grass for the little ones to run around. Try your hand at traditional Cypriot dishes in the kitchen and enjoy your meals outside by pool. Not a keen cook? Don’t worry – Ayia Napa’s bars and restaurants are just a stone’s throw away. You’re also very close to MUSAN, the town’s museum of underwater sculptures. There are over ninety-three artworks which you can admire by snorkelling or scuba diving.
Teal Time
This modern villa is the perfect base for your Ayia Napa vacation. With two double bedrooms and a twin room, there’s enough space for a family to get comfortable. The open-plan kitchen and lounge is a great size for big dinners and movie nights, while the rooftop terrace was made for cocktails at sunset. Life moves at a slower pace here, where your days will be spent lounging by the swimming pool and tucking into home-cooked dishes in the shade. But when you do feel like switching things up, Ayia Napa’s stunning beaches are just a twenty-minute walk away. Nissi Beach has clear waters and soft sands, while after dark, it turns into a popular spot for events and nightlife. Alternatively, take a short drive to Makronissos Beach for a day of watersports.
Salt and Water
Set over three levels, this home is the perfect choice for a large group. The interiors are clean and modern, tastefully decorated with contemporary finishes. There’s a well-equipped kitchen for whipping up home-cooked meals, squishy sofas for movie nights and spacious bedrooms – you’ll want to place dibs on one of the two that lead out onto the balcony. Our favourite space, however, is the outdoors. Whether you’re jumping in the swimming pool, reading a book on the sofa or soaking up the sun on the loungers, this is where you’ll want to spend most of the day. There’s even an outdoor bar where you can prepare cocktails. You’re never too far away from the coast either, as there are four scenic beaches just a ten-minute drive from the villa.
The Aqua Rose
We love it when homes bring the outdoors in, and this villa does it perfectly. A floor-to-ceiling sliding door blends the living space with the patio, so you can keep an eye on the kids or enjoy a mid-afternoon snooze on the sofa while a breeze keeps you cool. Upstairs, the bedrooms are bright and airy with large windows to maximise the views. You’ll also find a games room with ping pong and table football, as well as a desk if you need to catch up on work (although with such an inviting pool, we don’t know how much work you’ll get done). When you get hungry, there’s a huge choice of bars and restaurants just a short walk away, as well as the sparkling waters of Vathia Gonia Beach.
Nothing But Blue
As far as luxury villas in Ayia Napa near the beach go, this one’s pretty hard to beat. Just a five-minute walk from the sunny sands of Vathia Gonia, this home is just the right size for a group of six. Each bedroom has large sliding doors leading onto a balcony, perfect for morning coffees and letting the fresh air in. The large kitchen and diner opens up onto the pool area, so you can cook and mingle with friends at the same time. When the food’s ready, serve it at the poolside dining table or on the rooftop terrace – this is a real suntrap and doubles as a more private sunbathing spot. If you’re itching for adventure, there are plenty of ways to explore Ayia Napa, from boat trips and self-drive private boat hire to buggy hires and quad bikes.
Aphrodite’s Rest
As soon as you lay eyes on this villa, you’ll be tempted to dive right into the mosaic-tiled pool. It’s a great place to hang out with friends and family, with the addition of poolside sun loungers and sofas to relax on. Once you’ve cooled down, it’s time to check out the interiors. Contemporary and understated, the light-flooded rooms are made to feel laid-back by the pops of colour from the artwork and the patterned kitchen tiles. When it gets to late afternoon, you have two options: head up to the rooftop terrace for drinks or stroll down to Pantachou Beach, the longest stretch of sand in Ayia Napa. As the villa is located several kilometres inland, we recommend hiring a car to get around.
When I Say Ayia, You Say Napa
With such a catchy name, we couldn’t resist adding this one to our list of luxury villas near the beach in Ayia Napa. Downstairs is all about the living space, with a generously sized kitchen for keen cooks and a seating area for catching up with friends. Slide open the glass doors and step out onto the terrace, a cool and breezy spot to relax with a cold drink. Upstairs, there are three bedrooms to choose from, although you’ll definitely want to bag the main bedroom, which has balcony access. This is a detached home, so you’ll have plenty of privacy – you’ll also have private parking if you choose to drive. There’s a wide choice of beaches (including a nude beach if you’re into that) just a short car ride away, or visit the Monastery of Ayia Napa for a tranquil moment in its cloistered gardens.
Rose Tea
Perfect for families, this villa has a small private pool that’s ideal for dips in the sunshine. There are also loungers and two terraces for drinks and meals – we’re thinking the patio for breakfasts and the rooftop terrace for sundowners. Moving inside, you have bright rooms with plenty of natural light. Some of the bedrooms even open up onto the balcony, where you can enjoy a cup of coffee in the morning before joining the rest of the group. We love the splashes of colour in the otherwise neutral palette, creating a warm and inviting space to hang out with your loved ones. The location is excellent, as you’re within walking distance of Ayia Napa’s beaches, where you can take it easy on the sand or explore the coastline with a private boat hire. Want to experience the area's famous nightlife? That's not far by car, either.
