The ground floor houses a mix of stylish mid-century furniture and older antique pieces that sit seamlessly alongside one another in the living and dining areas. And while the colour palette is mainly restrained and sophisticated, the vibrant green kitchen adds a welcome pop of colour. 

Double doors lead directly into the garden, where you'll find a couple of sun loungers on the patio and a romantic swing chair on the lawn. An outdoor dining set sits in the dappled shade of an ancient oak tree, with a barbecue ready and waiting for those seemingly endless summer evenings sat outside drinking and dining until well after the sun has set.

After eating your fill, retire to the individually decorated bedrooms on the first floor, where comfy beds and low, pitched ceilings combine to create a cosy vibe that'll have you drifting off in no time.

Fill your days with nature by hiking a section of the High Weald landscape trail, which runs approximately 90 miles from east to west. Alternatively, history buffs will appreciate visiting nearby Herstmonceux Castle, the oldest noteworthy brick building in the country. Finally, Hastings's creative vibe and quirky charm are approximately half an hour's drive away.

A traditional rural home in the East Sussex countryside, this place is perfect for a big group celebrating something special and is just a moments drive from the pretty village of Herstmonceux. A place to really get away from it all and just each other's company, it's set on a 300-acre working farm, at the end of a long, private drive. And while the house dates back to the 17th century, the later additions offer modern living space – so you get the best of both worlds. Cosy up in front of the inglenook fireplace in the heavily beamed sitting room, enjoy meals in the formal dining room (or spread out into the hall room and bar area if you're planning a bigger celebration) and relax in the bright conservatory. Sure to be a hit with families, the covered pool is just steps away from the house and is heated for much of the year. Elsewhere, there's a sauna, table tennis in the garage barn and table football in the conservatory. Set up with family rooms for groups, the home's first floor has a galleried landing and lovely views across the gardens and beyond – all the way to the South Downs. A delightfully quaint bolthole set in the beautiful Kent countryside, this home's modern black facade is complemented by a rustic and quirky interior. Glass-fronted and beaming with sunlight all year round, the bright living space is warm and welcoming from the moment you arrive. The fully-equipped kitchen has soft wooden tables and open shelves, creating a homely and relaxing space to gather over a homecooked meal. It opens onto the trendy and whimsical lounge, with its yellow armchair and eclectic decorations. We loved the garden most of all – slide open the glass doors and step outside into the fresh air. Outside, you'll find an alfresco dining area – the perfect spot to tuck into the cake host Georgina leaves for you – and a cosy lounge area surrounding an open-air fire pit, which is ideal for enjoying a moment of calm while watching the sunset. You may even spot the resident kingfisher as it flies from the pond. When you're ready for sleep, drift off in the plush beds in the country-style bedrooms, then wake up feeling well-rested and ready to explore Kent. You're perfectly located for adventures – make the twenty-minute drive to the coastal Dungeness National Nature Reserve or reward yourself after a stroll with a pint in one of the delicious pubs nearby.

Families looking for a little beachside luxury should look no further than this chalet-like home. The clapboard facade makes it feel as though you’re staying in a glorious, lavish beach hut on the edge of Camber Sands — less than a minute's walk away, in fact. 

Inside, the luxurious beach feel continues with lightwood floor and a kitchen that's artfully distressed-looking while maintaining its sleek edges. The dining room really draws the eye, with beautiful hand-crafted chairs and a dresser straight from the markets of India – just like the ornate bed frames and lighting fixtures seen in some of the bedrooms. 

A separate, dedicated kids playroom lets you know this place is family-friendly and the fun for little ones doesn’t stop there. Outside you’ll find a pirate ship playground at the end of the long, immaculate lawn. 

There are treats out here for grown-ups too in the shape of a bubbling hot tub, hammocks, and comfy canopied day beds for when the sun is shining, plus an Indian sandstone patio dining area with an outdoor kitchen, two barbecues, bar and pizza oven. After the sun sets, everyone can keep warm around the fire pit as the sky is speckled with stars. 

In terms of location, there are plenty of nearby beaches along the East Sussex coastline, as well as a handful of restaurants and pubs in the surrounding Camber. A little further afield, High Weald AONB can be reached in just over ten minutes' drive if you fancy discovering ancient paths and wooded hillsides.

Walking out your front door onto the beach is a novelty you'll never tire of at this Victorian period apartment perched right along Seaford's Esplanade.

For all the apartment's period grandeur and charm (think soaring ceilings and original wooden flooring), the apartment is expertly reimagined for modern living. There's a log burner fireplace for chiller evenings, lighting fast Wifi for those working remotely (if you must), and heaps of contemporary style with unique artwork and an array of houseplants bringing the space to life.

But it's the uninterrupted sea views taking all the glory here – best seen from the living room's bay window, savouring a freshly brewed morning coffee from the pod machine. Or grab a deck chair and nip over the road to the beach to decamp for a while. It's an afternoon well spent with its gently sloping shores, colourful beach huts, artisan ice cream sellers, and playground nearby.

Away from the beach, Seaford's pace of life is much slower than its party cousin, Brighton (half an hour drive along the coast). Spend days hiking over the South Downs (or, for the adventurous, parasailing) and exploring the nearby charming Sussex villages of Alfriston and East Dean (both just a ten-minute drive). Or stay local in Seaford to mooch about its galleries and shops. Just be sure to make it home for dusk – the sunset views are spell bounding.

We could tell this exquisite home, in the heart of the East Sussex countryside, is owned by an interior photographer – it's picture-perfect. We love the attention to detail that has gone into this place. It's been designed with entertainment in mind – relax in the hot tub in the secluded south-facing garden with a glass of Sussex fizz, dine under the shade of the vine-covered pergola or sunbathe on the loungers. Play croquet on the extensive lawn or simply spot the wildlife – if you're lucky, you may see rabbits, badgers and the occasional deer. 

Inside, there are even more options to keep your family or friends occupied. Listen to some music on the original 1959 jukebox or Bluetooth sound system, channel your inner Mozart at the electric piano or bang out some rhythms on the drum kit. Two individual apartments in the guest wing of this stunning period building, these elegant homes can be rented together by larger groups or two families looking to escape to the Sussex coast together. In a spectacular setting, they're part of a Grade II Listed mansion that dates from 1819 and face the ivy-clad ruins of a 13th Century abbey. Definitely a place for lovers of historical architecture, it also happens to be within half an hour's walk of Winchelsea's quiet beach and the beautiful nature reserve of Rye Harbour. 

With one on the ground floor and the other on the first floor, each apartment has two bedrooms, along with cosy living rooms, modern kitchens and dining spaces. Fully updated but retaining charming period details like the fireplaces, ornate cornice and stone mullion windows, they're both beautifully put together with great attention to detail. We love the upstairs apartment's long balcony, where double doors open it up to the living room and both bedrooms, and we're big fans of the super stylish bathrooms.

There's a real surprise outside, with private, fenced gardens for both homes, outdoor furniture and barbecues. And best of all each comes with its own log-fired hot tub – perfect for a long soak after a day playing on the beach.

Nearby you can walk the ancient streets of Rye, packed with shops and great places to eat, play golf or walk your dog on the beaches. Even the famous dunes of Camber Sands are within easy reach. Or stay closer to home, tour the neighbouring vineyard, walk to the local farm shop and book yourselves on a 'cellar tour' of this town's medieval undercrofts.

As refined and attractive a home as you're likely to see, this single-storey apartment is a wing of a Grade II Gothic mansion. But what makes it truly unique is that it faces the ruins of an ancient Franciscan abbey that's of such historical importance it's been granted Scheduled Monument status. Set in the home's grounds, the abbey dates from 1285 and it's quite a sight to wake up to each morning.

Inside, the home is beautifully detailed, with character features like a meticulously restored original fireplace with log burner in the living room, Gothic plasterwork, ornate cornice to the high ceilings and stone mullion windows. Decorated in a classical country residence style, there's a Chesterfield to lounge upon, a vintage dining table and chairs, and an antique writing table. But it also boasts some tasteful modern touches, like the emperor-size bed with a cashmere and wool mattress and 800 thread count linen in the master bedroom, the stylish marble bathrooms, the cosy double bed and built-in bunkbed in the second bedroom. Comfortable and warm, it's a real home from home, with a well kitted-out kitchen (including a basket of local produce) and unbeatable views framed by tall windows.

With its own private and fully enclosed garden and a wood-fired hot tub, you'll no doubt be spending much of your time outdoors, and there's a table and chairs plus a barbecue for meals alfresco. But the village pub is only a short walk away and the charming medieval town of Rye, bursting with pubs, shops and restaurants, is just a few minutes by car. Explore Winchelsea’s cellar tours, 13th century church with stunning stained glass windows, farm shop, pub, and vineyard wine tours hosted by a neighbour of the home. Keen walkers can hike across the marshes, while beach lovers will be in their element – Winchelsea beach is just down the road, while both Rye Harbour and the famous dunes of Camber Sands are a short drive. You're also only two hours from London.

Spread over three buildings, this converted farm dates back to the 17th century and maintains plenty of historic charm. Designed specifically with families in mind, you can have a multi-generational shindig here – two guests have the dairy to themselves (with its ground floor bedroom, it's perfect for older couples), while the farmhouse, spread over three floors, can house up to twelve (with ten adults), and the granary up to ten (with six adults) – the latter two buildings have living areas, as well. You won't need to be apart for long, though – you'll all likely be meeting for mealtimes at the long dining table, while the pool and large garden can fill most of the times in between.

Dating back four centuries this historic home features a fantastic farmhouse style kitchen and dining room and separate sitting room as well as access to a shared garden, tennis court and hot tub, making it the perfect place to spend quality time with friends and family. Boasting exposed brick walls and floors and exceptionally beautiful beamed ceilings as well as its very own suit of armour, this home for all seasons is bound to make you feel like you’ve stepped back in time. 

In the spring and summer months you’ll love getting in a game of tennis before luxuriating in the hot tub, dining or lounging alfresco and wandering about the large garden, glass of wine in hand. In the autumn and winter months delight in being able to cosying up in the sitting room and play games or host a movie night in front of the roaring fire. 

If you fancy stretching your legs and getting out and about in the fresh air, your home’s location at the bottom of a country lane in Crawley Down means you can explore the High Weald Area of National Beauty before stopping for a well-earned pint at one of the local village pubs. Soak up the sun as it moves around the lodge throughout the day before heading inside for a cosy evening of movies and wine in the living area around the wood-burning stove. 



In the Meadow

Located in the High Weald Area of Outstanding Natural Beauty, within the grounds of a 50-acre estate, this detached oast house overlooks fields and paddocks from its southwest-facing terrace and lawned garden. You may spot the local wildlife, including deer, foxes, and barn owls. If you have children with you, though, a fenced-off pond is nearby, so they'll need to be supervised. Inside, there's a log burner for cosy nights in and a charming circular main bedroom. It would be tempting to spend all your time here, wouldn't it? But that would be a shame as Bewl Water is a ten-minute stroll away, pretty Tunbridge Wells is a twenty-minute drive, and Camber Sands is a forty-minute ride.

The bedrooms are on the first floor, each boasting retro-style murals and vintage furniture. With a private gate leading to the River Rother, this home is well-placed for walks along the water. The garden has more than enough space for alfresco dining, as well as a dedicated lounge area for evening drinks and socialising. While there's plenty of parking, you'll find vineyards, restaurants, shops, and public transport are all within walking distance. Plus, Brighton and London are only a train ride away.

A stone’s throw from Camber Sands, this stylish home takes beach shack to glamorous new heights, making it the perfect coastal retreat for friendly get-togethers and extended families. 

The interior is characterfully designed using reclaimed and antique materials, offering a revitalised version of seaside chic. The host is evidently a fan of up-cycling – look out for creative touches such as repurposed doors, stain-glass windows and rustic radiators. We especially love the wood-panelled walls and flooring that shape the space as a whole, while the comfortable furnishings, neutral tones and wood-burning stove keep things cosy. 

Here, as much attention has been paid to comfort as it has to style – drift off to sleep beneath Egyptian cotton bed linen or relax on leather sofas in the sitting room. But, don’t spend too much time inside as this home is close to an expansive sandy beach. Enjoy exclusive use of a private “No Through” sandy road, with access only to residents, and walk to the sand dunes in two minutes. End the day with early-evening sundowners on the front porch, sharing anecdotes and listening to the waves lapping in and out of the shore, before heading into the local village for a spot of traditional pub grub, five minutes away on foot.

Wood-clad and terracotta-roofed, this idyllic little cottage is surrounded by fields and forest as far as the eye can see. Take in the countryside on a walk around the farm (with its own vineyard), meandering down to the river that runs through the grounds – and say hello to the owner’s two friendly Newfoundlands, who always love to welcome new guests. For a day trip, it’s a short drive to the historical town of Rye, where you can wander cobbled streets and admire the medieval architecture before grabbing lunch at a local spot. In warmer months, go for a dip in the sea or bask in the sun at Camber Sands, a twenty-five minute drive away.

Inside the cottage, it’s pure enchantment with oak beams on display and a stunning Moroccan-style bed in the master bedroom. On chilly evenings, get the wood-burner crackling in the open-plan living area. A wall of glass doors fronts the living room, with beautiful countryside views. Open up to the patio where seating for the group sits under a charming wooden pergola and there’s a private slice of lawn for kids to run free.

Set amongst a Medieval farmstead, this gorgeous barn conversion in the heart of the Sussex Weald is the perfect escape. Relax on your private, south-facing terrace, spot the local wildlife, or enjoy an alfresco lunch.

Inside, your hosts have done a fabulous job restoring this home whilst maintaining its original integrity. We love the exposed old brick walls and the lofty vaulted ceilings in the huge open-plan living space. When the Sussex evenings turn chilly, light the log burner, cosy up on the feather-filled sofa and enjoy a movie on the 65 inch Smart TV. Our absolute favourite feature here, though, is the sumptuous bedroom with its dramatic, dark panelled walls and super comfy natural linens.

Ideally located and close to the vibrant towns and picturesque villages of Sussex and the South Downs, this is the perfect rural retreat for those wanting to explore all that the area has to offer.

Surrounded by rolling green pastures, ancient woodlands and spectacular coastline, this breathtaking home is tailor-made for large group getaways with friends and family. So whether you're celebrating a special occasion or simply looking to spend quality time together, its six acres ensure there's plenty of space for the whole party. 

Accommodation is split between the main house, two charming cabins, and a luxury bell tent (available from April to September only). Within the grounds, you'll find a natural amphitheatre and an inviting hot tub offering breathtaking views over the South Downs National Park.

Step into the main house and socialise as you prep meals in the kitchen before stepping out onto the spacious patio, where you'll find a barbecue ideal for cooking outdoor feasts over the summer months. Out back, you'll find a covered seating area with enough space for everyone, plus three space heaters for those chilly evenings when the breeze rolls in off the sea. Of course, if the weather's not playing ball, there's always the projector and surround sound system in the living room for immersive movie nights.

Away from your semi-secluded haven, the shingle beach at Saltdean offers you a chance to paddleboard or take a dip in the Grade II-listed art deco lido. Then, continue west along the coast, and you'll find yourself in the vibrant seaside town of Brighton in under half an hour. However, if you prefer to use your breaks as a chance to disconnect, the national park on your doorstep offers over 2,000 miles of rights of way so you can enjoy some quiet reflection as you hike through the hills.

Overlooking the beautiful Pevensey Bay Beach – this fabulous home makes for the perfect family seaside getaway. Dine alfresco or relax with a glass of Sussex wine in the swing seat as you take in the sublime views of the beach and sea. Inside, those vistas are just as good from the living space.

This home has been designed for comfort with its faux fur throws and soft velvet sofas. We love the sumptuous master suite with its botanical wallpaper and chiffon drapes over the four-poster bed. We can imagine opening the shutters and doors in the morning and listening to the sound of the waves – pure heaven.

After breakfast, walk from the end of your garden (under 40 yards) onto Pevensey Bay Beach and do some beachcombing. Or take some classes with the local sailing club. Pevensey Bay is known as William of Normandy's landing place in 1066 – take a six-minute drive to historical Pevensey Castle or explore the village, just four minutes in the car (a thirty-minute stroll). Further afield, Eastbourne, with its 19th-century pier and Towner Art Gallery, is under a twenty-minute ride.

This lower-ground apartment has a great location in Royal Tunbridge Wells, but more about the address shortly. Firstly, the plush living room has been decorated to a high standard and houses the dining table and a small double sofa bed for guests five and six. The narrow, galley-style kitchen is well-equipped, too, if you want to create some home-cooked meals. If you want a bit of fresh air, up some steps outside you'll find a lawned garden to enjoy. And, when you want to explore the area, the Tunbridge Wells Museum and Art Gallery is a short stroll away. Other attractions such as Dunorlan Park with its meadows and lakes, are also within walking distance.

Lie low for a while amid the rolling hills of the South Downs National Park – best seen through the vast south-facing picture windows of this meticulously converted barn. Winding your way up the country lane leading to this home, you could feel a world away from everything. Yet the characterful medieval town of Lewes is just a ten-minute drive away and a little further, Brighton (twenty-minute drive) for a walk by the sea and shopping in its Lanes. But it’s right here at home where we think you’ll be spending most of your time. From alfresco barbecues on the vast garden terrace, sundowners on the mezzanine balcony, and relaxing in the hot tub, to large sit-down dinners indoors overlooking the downs, this house is well suited for entertaining. And there’s heaps of space to spill out in the generously sized bedrooms – spread out over two floors and united by a tasteful mix of contemporary and rustic interiors. Lofty high ceilings, polished concrete flooring (the underfloor heating keeps things toasty), and sleek architectural glazing make quite the first impression. While a bespoke shaker kitchen with all the mod-cons (think Everhot range cooker and wine cooler) and beautifully curated objet’s de art bring character and soul. After bracing walks in the surrounding hills, kick off your muddy shoes in the boot room and sink into the sumptuous sofas to soak up those awe-inspiring views with freshly brewed coffee. Feathered by cosy cushions and the softest sheepskin, it's highly likely you may never want to leave.

The Grain Store

The gardens surrounding this one-bedroom bespoke oak barn conversion are beautiful. There are several terraces, including one with a pergola flanked by scented lavenders, perfect for alfresco dining, and another with a hot tub. One thing to note, though, is that a public footpath runs through the paddock next to the garden. Inside, there’s a wood burning stove and there’s a rolltop bath in the bedroom’s en-suite. Don’t be fooled by the pictures of the spiral staircase, this home is all on one level (the first floor is only for the owners’ use). When you feel like exploring, the village of Ripe is a short walk away, and the market town of Lewes is nearby too.

Hastings and Rye are both nearby, and easy to reach if you’re after a day trip. The cottage itself on a working farm, which has plenty to see, from the chickens to the orchards, and even the occasional pig. The garden is a lovely place to spend afternoons, and there’s a hot tub available, as well as a hammock slung between the trees. Then, as the night draws in, it’s hard to look past the wood-burning stove, which makes for a spectacularly cosy setting.

We adore the landscaped deck overlooking the gorgeous gardens and meadows and there’s an eco-wood-fired hot tub to relax in after a long country walk (don’t forget your walking boots). Out and about, the historic town of Lewes and the Sussex coast are both a twenty to thirty-minute drive away.

Featuring a private roof top terrace and a large deck area with a hot tub, this is the perfect setting to slow down and savour quality time together. Inside, the rooms are set across three floors and offer plenty of space to socialise and switch off. It’s also just a five-minute walk to the beach, while local restaurants, cafes and pubs are less than ten-minutes away.

A classy barn conversion on the wild and magical Romney Marsh, this little place is anything but plain. Step inside the cosy living area, where vaulted ceilings lined with oak beams provide plenty of character. On chilly evenings, throw a log on the wood burner and snuggle up with a film, or in the summer, rustle up a meal in the well-equipped kitchen and tuck into your fare on the patio. There's no better spot to unwind than the private hot tub, perfect for stargazing on summer nights or soaking up the views across the owner's vineyards and the marsh. And between the underfloor heating, sleek rain shower, bespoke beds and eco-friendly solar panels, there are a few luxury touches, too. Location-wise, this is an excellent spot for ramblers. A short walk along the Saxon Shore Way will take you to a charming 14th-century pub or you can just keep going for miles in this famously flat landscape. But if you fancy a change of scenery, spend the day on the coast – Camber Sands is only twenty minutes away by car.
