The ground floor houses a mix of stylish mid-century furniture and older antique pieces that sit seamlessly alongside one another in the living and dining areas. And while the colour palette is mainly restrained and sophisticated, the vibrant green kitchen adds a welcome pop of colour. 

Double doors lead directly into the garden, where you'll find a couple of sun loungers on the patio and a romantic swing chair on the lawn. An outdoor dining set sits in the dappled shade of an ancient oak tree, with a barbecue ready and waiting for those seemingly endless summer evenings sat outside drinking and dining until well after the sun has set.

After eating your fill, retire to the individually decorated bedrooms on the first floor, where comfy beds and low, pitched ceilings combine to create a cosy vibe that'll have you drifting off in no time.

Fill your days with nature by hiking a section of the High Weald landscape trail, which runs approximately 90 miles from east to west. Alternatively, history buffs will appreciate visiting nearby Herstmonceux Castle, the oldest noteworthy brick building in the country. Finally, Hastings's creative vibe and quirky charm are approximately half an hour's drive away.

A traditional rural home in the East Sussex countryside, this place is perfect for a big group celebrating something special and is just a moments drive from the pretty village of Herstmonceux. A place to really get away from it all and just each other's company, it's set on a 300-acre working farm, at the end of a long, private drive. And while the house dates back to the 17th century, the later additions offer modern living space – so you get the best of both worlds. Cosy up in front of the inglenook fireplace in the heavily beamed sitting room, enjoy meals in the formal dining room (or spread out into the hall room and bar area if you're planning a bigger celebration) and relax in the bright conservatory. Sure to be a hit with families, the covered pool is just steps away from the house and is heated for much of the year. Elsewhere, there's a sauna, table tennis in the garage barn and table football in the conservatory. Set up with family rooms for groups, the home's first floor has a galleried landing and lovely views across the gardens and beyond – all the way to the South Downs. From here it's just a forty-minute drive to Brighton or half an hour to Tunbridge Wells, with a village shop and pub just a two-minute drive. We could tell this exquisite home, in the heart of the East Sussex countryside, is owned by an interior photographer – it's picture-perfect. We love the attention to detail that has gone into this place. It's been designed with entertainment in mind – relax in the hot tub in the secluded south-facing garden with a glass of Sussex fizz, dine under the shade of the vine-covered pergola or sunbathe on the loungers. Play croquet on the extensive lawn or simply spot the wildlife – if you're lucky, you may see rabbits, badgers and the occasional deer. 

Inside, there are even more options to keep your family or friends occupied. Listen to some music on the Bluetooth sound system, channel your inner Mozart at the electric piano or bang out some rhythms on the drum kit. If music isn't your thing, watch a movie in the cinema room or play some table tennis. After all that activity, unwind by the open fire if it's chilly, read a book on the Barcelona-style chair or have a soak in one of the freestanding baths.

A delightfully quaint bolthole set in the beautiful Kent countryside, this home's modern black facade is complemented by a rustic and quirky interior. Glass-fronted and beaming with sunlight all year round, the bright living space is warm and welcoming from the moment you arrive. The fully-equipped kitchen has soft wooden tables and open shelves, creating a homely and relaxing space to gather over a homecooked meal. It opens onto the trendy and whimsical lounge, with its yellow armchair and eclectic decorations. We loved the garden most of all – slide open the glass doors and step outside into the fresh air. Outside, you'll find an alfresco dining area – the perfect spot to tuck into the cake host Georgina leaves for you – and a cosy lounge area surrounding an open-air fire pit, which is ideal for enjoying a moment of calm while watching the sunset. You may even spot the resident kingfisher as it flies from the pond. When you're ready for sleep, drift off in the plush beds in the country-style bedrooms, then wake up feeling well-rested and ready to explore Kent. You're perfectly located for adventures – make the twenty-minute drive to the coastal Dungeness National Nature Reserve or reward yourself after a stroll with a pint in one of the delicious pubs nearby.

Accommodation is split between the main house, two charming cabins, and a luxury bell tent (available from April to September only). Within the grounds, you'll find a natural amphitheatre and an inviting hot tub offering breathtaking views over the South Downs National Park.

Step into the main house and socialise as you prep meals in the kitchen before stepping out onto the spacious patio, where you'll find a barbecue ideal for cooking outdoor feasts over the summer months. Out back, you'll find a covered seating area with enough space for everyone, plus three space heaters for those chilly evenings when the breeze rolls in off the sea. Of course, if the weather's not playing ball, there's always the projector and surround sound system in the living room for immersive movie nights.

Away from your semi-secluded haven, the shingle beach at Saltdean offers you a chance to paddleboard or take a dip in the Grade II-listed art deco lido. Then, continue west along the coast, and you'll find yourself in the vibrant seaside town of Brighton in under half an hour. However, if you prefer to use your breaks as a chance to disconnect, the national park on your doorstep offers over 2,000 miles of rights of way so you can enjoy some quiet reflection as you hike through the hills.

From alfresco barbecues on the vast garden terrace, sundowners on the mezzanine balcony, and relaxing in the hot tub, to large sit-down dinners indoors overlooking the downs, this house is well suited for entertaining. And there’s heaps of space to spill out in the generously sized bedrooms – spread out over two floors and united by a tasteful mix of contemporary and rustic interiors. Lofty high ceilings, polished concrete flooring (the underfloor heating keeps things toasty), and sleek architectural glazing make quite the first impression. While a bespoke shaker kitchen with all the mod-cons (think Everhot range cooker and wine cooler) and beautifully curated objet’s de art bring character and soul. A quintessentially English countryside escape, you may have seen this characterful 16th-century manor feature in the film Mr Holmes and more notably in season three of The Crown. In honour of such a humble appearance – we've named this home after the episode in which it features, titled "Cri de Coeur". Surrounded by 720-acres of National Trust farmland, the property boasts a location amidst breathtaking natural beauty that stretches as far as the eye can see. There's even a 30-acre family-run vineyard owned that guests have the opportunity to discover on a wine tour and tasting organised by the hosts. Make the most of the on-site wine tasting lounge – it's the perfect place to socialise after a day out in the country air. 

As well as communal access to the winery, you'll have private access to an entire wing of the home as well as a private piece of the garden – separate from any other guests. Stone paths pave the way inside to the cosy main living space with a traditional aesthetic throughout. While there isn't a kitchen as such in the wing, the living area includes a fridge, freezer, toaster, kettle and some dining essentials so that you can enjoy simple meals around the table. After country walks through the sheep fields or to Winchelsea Beach (fifty minutes away on foot) – make returning and snuggling up in front of the log burner fire a cosy ritual that you'll crave long after your stay. From the bedroom windows, take in the best views in the house, as the vistas sweep across the rolling hills and out to sea. With the town of Rye positioned just 4 miles away, this place is not as remote as it may seem – as you'll have convenient access to an array of charming shops, pubs and restaurants just a ten-minute drive away.

As refined and attractive a home as you're likely to see, this single-storey apartment is a wing of a Grade II Gothic mansion. But what makes it truly unique is that it faces the ruins of an ancient Franciscan abbey that's of such historical importance it's been granted Scheduled Monument status. Set in the home's grounds, the abbey dates from 1285 and it's quite a sight to wake up to each morning.

Inside, the home is beautifully detailed, with character features like a meticulously restored original fireplace with log burner in the living room, Gothic plasterwork, ornate cornice to the high ceilings and stone mullion windows. Decorated in a classical country residence style, there's a Chesterfield to lounge upon, a vintage dining table and chairs, and an antique writing table. But it also boasts some tasteful modern touches, like the emperor-size bed with a cashmere and wool mattress and 800 thread count linen in the master bedroom, the stylish marble bathrooms, the cosy double bed and built-in bunkbed in the second bedroom. Comfortable and warm, it's a real home from home, with a well kitted-out kitchen (including a basket of local produce) and unbeatable views framed by tall windows.

With its own private and fully enclosed garden and a wood-fired hot tub, you'll no doubt be spending much of your time outdoors, and there's a table and chairs plus a barbecue for meals alfresco. But the village pub is only a short walk away and the charming medieval town of Rye, bursting with pubs, shops and restaurants, is just a few minutes by car. Explore Winchelsea’s cellar tours, 13th century church with stunning stained glass windows, farm shop, pub, and vineyard wine tours hosted by a neighbour of the home. Keen walkers can hike across the marshes, while beach lovers will be in their element – Winchelsea beach is just down the road, while both Rye Harbour and the famous dunes of Camber Sands are a short drive. You're also only two hours from London.

Spread over three buildings, this converted farm dates back to the 17th century and maintains plenty of historic charm. Designed specifically with families in mind, you can have a multi-generational shindig here – two guests have the dairy to themselves (with its ground floor bedroom, it's perfect for older couples), while the farmhouse, spread over three floors, can house up to twelve (with ten adults), and the granary up to ten (with six adults) – the latter two buildings have living areas, as well. You won't need to be apart for long, though – you'll all likely be meeting for mealtimes at the long dining table, while the pool and large garden can fill most of the times in between.

Set amongst a Medieval farmstead, this gorgeous barn conversion in the heart of the Sussex Weald is the perfect escape. Relax on your private, south-facing terrace, spot the local wildlife, or enjoy an alfresco lunch.

Inside, your hosts have done a fabulous job restoring this home whilst maintaining its original integrity. We love the exposed old brick walls and the lofty vaulted ceilings in the huge open-plan living space. When the Sussex evenings turn chilly, light the log burner, cosy up on the feather-filled sofa and enjoy a movie on the 65 inch Smart TV. Our absolute favourite feature here, though, is the sumptuous bedroom with its dramatic, dark panelled walls and super comfy natural linens.

Ideally located and close to the vibrant towns and picturesque villages of Sussex and the South Downs, this is the perfect rural retreat for those wanting to explore all that the area has to offer.

In the spring and summer months you’ll love getting in a game of tennis before luxuriating in the hot tub, dining or lounging alfresco and wandering about the large garden, glass of wine in hand. If you fancy stretching your legs and getting out and about in the fresh air, your home’s location at the bottom of a country lane in Crawley Down means you can explore the High Weald Area of National Beauty before stopping for a well-earned pint at one of the local village pubs. Ideally situated close to the borders of Kent and Surrey, you’ll also be easily able to snoop around the National Trust properties of Standen, Sheffield Park, Nymans Gardens and Polesdon Lacy, or if you’re the more outdoorsy type, other nearby attractions include Kew Wakehurst, the Bluebell Railway and Winnie the Pooh’s favourite hangout – Ashdown Forest.

The gardens surrounding this one-bedroom bespoke oak barn conversion are beautiful. There are several terraces, including one with a pergola flanked by scented lavenders, perfect for alfresco dining, and another with a hot tub. One thing to note, though, is that a public footpath runs through the paddock next to the garden. Inside, there’s a wood burning stove and there’s a rolltop bath in the bedroom’s en-suite. Don’t be fooled by the pictures of the spiral staircase, this home is all on one level (the first floor is only for the owners’ use). When you feel like exploring, the village of Ripe is a short walk away, and the market town of Lewes is nearby too.

A mile away from the nearest country pub, this 19th-century cottage is great for small groups seeking a quiet getaway in the High Wealds. The wi-fi connection here isn't strong, but indoor highlights include the cosy wood burner and a bright kitchen leading onto the pond-facing patio. While this home is off the beaten track, the surrounding scenery is special for nature lovers. You'll find shops and restaurants in nearby Hawkhurst, plus plenty of National Trust landmarks in the area to pad out your itinerary.

Located in the High Weald Area of Outstanding Natural Beauty, within the grounds of a 50-acre estate, this detached oast house overlooks fields and paddocks from its southwest-facing terrace and lawned garden. You may spot the local wildlife, including deer, foxes, and barn owls. If you have children with you, though, a fenced-off pond is nearby, so they'll need to be supervised. Inside, there's a log burner for cosy nights in and a charming circular main bedroom. It would be tempting to spend all your time here, wouldn't it? But that would be a shame as Bewl Water is a ten-minute stroll away, pretty Tunbridge Wells is a twenty-minute drive, and Camber Sands is a forty-minute ride.

If you’re feeling up to it, you can reach Camber Sands in just over an hour by foot or a ten-minute drive in the car. Back at home, a living space that’s equal parts stylish and cosy calls for cups of tea in front of the fire. And when it’s time to head for the land of nod, an inviting bedroom finished in soothing coastal tones awaits.

Built by a local craftsman from local materials, Hazel Hollow sits surrounded by stunning countryside and magnificent views for days. The inside of this unique hideaway is just as special as the outside, with a beamed ceiling throughout. Quirky features such as the starry night ceiling and circular doors and windows in the central living area pull the entire aesthetic together with infinite charm. Cosy up around the wood-burning stove on the patchwork sofa with a warm cup of tea in hand or relax outside in the private hot tub – you'll feel rest assured in knowing there's heated flooring back inside the house, for when its time to get out. Beyond the home, you'll find plenty of things to get stuck into, including a tour of the host's vineyard, walks along the river to Bodium Castle, kayaking, cycling or a trip to Camber Beach –  around an hour's drive away. 



Hazel Hollow

A classy barn conversion on the wild and magical Romney Marsh, this little place is anything but plain. Step inside the cosy living area, where vaulted ceilings lined with oak beams provide plenty of character. On chilly evenings, throw a log on the wood burner and snuggle up with a film, or in the summer, rustle up a meal in the well-equipped kitchen and tuck into your fare on the patio. There's no better spot to unwind than the private hot tub, perfect for stargazing on summer nights or soaking up the views across the owner's vineyards and the marsh. And between the underfloor heating, sleek rain shower, bespoke beds and eco-friendly solar panels, there are a few luxury touches, too. Location-wise, this is an excellent spot for ramblers. A short walk along the Saxon Shore Way will take you to a charming 14th-century pub or you can just keep going for miles in this famously flat landscape. But if you fancy a change of scenery, spend the day on the coast – Camber Sands is only twenty minutes away by car.

Outside, the views are as idyllic as they come. There's no better spot to enjoy afternoon tea (and the scenery) than on the terrace, complete with handmade furniture fit for alfresco dining. The High Weald is yours for the taking, so don your comfiest boots and set off exploring – or just wander down to the local pub, a twenty-minute stroll away. But when you fancy a change of scenery, Rye and Hastings are half an hour by car and make excellent options for day trips.

For all the apartment's period grandeur and charm (think soaring ceilings and original wooden flooring), the apartment is expertly reimagined for modern living. There's a log burner fireplace for chiller evenings, lighting fast Wifi for those working remotely (if you must), and heaps of contemporary style with unique artwork and an array of houseplants bringing the space to life.

It's an afternoon well spent with its gently sloping shores, colourful beach huts, artisan ice cream sellers, and playground nearby.

Away from the beach, Seaford's pace of life is much slower than its party cousin, Brighton (half an hour drive along the coast). Spend days hiking over the South Downs (or, for the adventurous, parasailing) and exploring the nearby charming Sussex villages of Alfriston and East Dean (both just a ten-minute drive). Or stay local in Seaford to mooch about its galleries and shops. Just be sure to make it home for dusk – the sunset views are spell bounding.

Seaford Rocks

This lower-ground apartment has a great location in Royal Tunbridge Wells, but more about the address shortly. Firstly, the plush living room has been decorated to a high standard and houses the dining table and a small double sofa bed for guests five and six. The narrow, galley-style kitchen is well-equipped, too, if you want to create some home-cooked meals. If you want a bit of fresh air, up some steps outside you'll find a lawned garden to enjoy. And, when you want to explore the area, the Tunbridge Wells Museum and Art Gallery is a short stroll away. Other attractions such as Dunorlan Park with its meadows and lakes, are also within walking distance.

The Chalybeate Spring

This pretty holiday home sits in the centre of Westmeston, a village at the foot of the South Downs. It’s a great spot for walkers as the footpath directly outside leads straight to the Downs, and there are plenty of other local walks to enjoy. Beach-lovers need only drive thirty minutes to reach the south coast. The house itself retains much of its Victorian charm, having been lovingly restored. We love the garden and the cosy wood burner for chillier evenings. 

The Green Mill

Immersed in a 13-acre equestrian smallholding with horses, ducks and free-range chickens wandering the farmhouse garden, this cosy conversion is a picture of rural serenity. Whether you're curled up with a hot chocolate and a good book in hand by the wood-burning stove or are perched on a bench in the garden, you'll feel a world away from the fuss and flutter back home. Inside, you'll find plenty of light wood, comfy mid-century furnishings and an impressively large kitchen area – complete with a charming dining area for evenings in. But the real draw of this welcoming barn conversion is the unspoiled outside space. We can think of nothing better than a balmy summer evening spent out here with friends and family, the French doors thrown open, instantly expanding the communal space. With plenty of good pubs, restaurants and woodland footpaths to follow, you're perfectly placed for a relaxing break in the Sussex countryside. Beyond the local taprooms and countless fields, discover the coastal town of Hastings, just a ten-minute drive away. 

A Good Apple

This charming cottage lies in the village of Staplecross, a wonderful mix of the modern and traditional. With a maximum occupancy of four adults, one child and one pet, this home is ideal for a lovely family stay. Underfloor heating, a brick fireplace and large windows let light in and make this cottage extra cosy. You'll want a car to explore the nearby towns and landmarks, including Rye, Battle, and Bodiam Castle. You'll find plenty of independent shops, great eateries and local vineyards, ripe for days out.
