Ideal for a small group, this contemporary home offers comfortable bedrooms with en-suite bathrooms, a sleek kitchen and a chic dining area – we especially love the Eames-style chairs and funky artwork. While this is a modern build, and a well-presented one at that, there's a warmth here with the vibrant scatter cushions, comfy throws and green houseplants that makes it feel like home right away. The real highlight of the apartment is outside space – complete with garden furniture, a barbecue and a tall wooden fence for added privacy – sitting out on the patio with a glass of chilled wine is a dreamy way to bookmark any day if you ask us. Perfectly placed, walk to sandy Great Yarmouth Beach in less than twelve minutes and be at Nelson's Monument and the lively town centre in under half an hour. We'd especially recommend a trip to the Merrivale Model Village if you're after a fun family day out – as with most of the popular attractions, it's well within reach here.

Situated on the grounds of a family-run farm dating back as far as the 1300s, we think it's the perfect bolthole for a romantic, restful weekend in the great outdoors.

Inside, vaulted ceilings sport original wooden beams, while enormous glass walls flood the space with sunlight. Books and board games line the shelves, cushy sofas are perfect for snuggling and a delightful wood burner keeps everything toasty warm on chilly evenings. We love the small but well-equipped kitchen – you'll have everything you need to rustle up dinner – and the sumptuous bathtub is just the ticket after an invigorating walk through the countryside. On summer days, take your relaxing onto the private courtyard garden, gathering around the fire pit and firing up the barbecue for an alfresco feast when you grow peckish.

Spend sunny afternoons strolling around the farm, admiring the prehistoric ponds – they're some of the last remaining ones in the country. This home is nestled in the heart of the Brecks, where wild forests, craggy heaths and twisted pines are rife for rambling. It sits along the Peddars Way – ideal for walkers, cyclers and horseback riders travelling along the ancient route – plus it's within easy reach of Norwich and an hour's drive from Norfolk's stunning beaches when you fancy a day by the sea.

Balancing mod-con comforts with bucolic interiors, we wouldn’t blame you if you never left this cosy home. Inside, guests will find plenty of soft furnishings, chic decor, uplifting pops of colour and a vintage vinyl player, creating a sociable and playful living space to enjoy each other's company. You'll also notice the calming green views over the village pond and rolling hills throughout the home. Beckoning you to the great outdoors, step into the large back garden – complete with an alfresco dining table, an expansive lawn and a variety of lush plants. If you’re travelling with children, they’ll be particularly delighted by the village playground and the feeding of the ducks in the pond. But the real highlight of this home is the luxury spa area with a bubbling hot tub and steam shower for the ultimate rest and relaxation. If you can peel yourself away from the tub, and decide to explore the beautiful natural surroundings, there are plenty of lovely county walks and footpaths nearby. Once among the wealthiest of conurbations in England, Lavenham is a great place to see well-preserved medieval architecture. This Grade-I listed timber-framed home gives you the rare opportunity to stay in a property from the Elizabethan age. Inside, there are plenty of period features, from the wooden beams and inglenook fireplace to the wattle and daub walls and the various nooks. This sense of history continues when you step out the back door into the Tudor knot garden, which teems with well-tended foliage and also features an alfresco table and a vine-covered metal bower. Despite the home's advanced age, you'll find plenty of modern amenities inside, including an Aga oven and a rather elegant freestanding bathtub. Elsewhere in Lavenham, there's a wide range of similarly characterful buildings to visit, including The Crooked House Gallery three minutes' walk up the road. Alternatively, the Railway Walks nature reserve can be reached in just over a quarter of an hour on foot.

This one-of-a-kind barn conversion definitely has the wow factor. With an ancient shell, but an interior straight out of a contemporary design magazine, it’s no wonder it was featured in the Times’ Best Holiday Houses for Groups in Britain in 2018. The heart of the home is the enormous open-plan living area, with its soaring ceilings and wall of glass. We can imagine some really special meals here. There are six bedrooms, most of which have splendid views over rolling fields, and the hot tub in the lower ground bedroom is a real touch. Pour a glass of something cold and relax on the patio while the younger guests run wild in the large garden (just over an acre) or a stroll into the village. Chelsworth is basically an open-air history museum, with wattle and daub houses that are mostly unchanged since the 17th Century, and a country pub for that delicious post-walk pint.

The Old Barn

Once a traditional cottage, this home has been renovated into a grand space featuring an impressive modern extension with glass walls and chic interiors. Step through the bi-fold doors onto the sunny deck and Mediterranean-style garden and enjoy evenings gathered around the rustic fire pit. There's also a rear garden with a lush lawn, perfect for outdoor games and fun. Inside, there's plenty of room for your family or friends to spread out in the huge, light-filled, open plan living space – it's perfect for socialising. We love the sea views from the bedrooms too.

You and your guests will be staying in the picturesque village of Walberswick. Spend your morning on the beach just over 300 yards from this home, then grab a bite to eat at the pub 50 yards away, or make your way to Southwold just across the river for a wider selection of restaurants and shops. You can take the small ferry boat to Southwold (summer season only) or there is the footbridge to take you across. This home's proximity to the sea makes it an excellent choice for a seaside getaway.

Step back in time at this meticulously restored Regency cottage. Your hosts have poured their time and energy into sourcing period-specific reclaimed materials and equipping the home with antique furnishings to create a cosy and charming English escape that offers the very best of coast and country.

All that effort has clearly paid off, as evidenced by the beautiful interior. From the Victorian roll-top bath to the eighteenth-century range and the wainscotting on the walls – every effort has been made to make it feel as authentic as possible. Even the mod cons, such as the TV, are hidden away inside bread ovens that are built into the chimney so as not to shatter the illusion.

At the top of the narrow staircase is the twin bedroom, through which you enter the main bedroom – a pretty common arrangement for houses of this period.

Step outside, and you'll find a beautifully maintained nature reserve right on your doorstep. Your hosts bought it in 2015 and have spent the intervening years slowly restoring and exposing its beauty, with winding footpaths leading to conveniently placed benches, soaring Scots pine trees and ancient oaks – perfect for a reflective moment in nature or a ride on the supplied bikes.

For adventures further afield, you'll find maps detailing footpaths that run to the world-class concert hall at Snape Maltings, two-and-a-half miles away, and continue through forests and past lakes, leading all the way to the sea at Aldeburgh.

From humble beginnings come great things, as the saying goes, and nowhere is this more true than this gorgeous barn. Starting out life as two nine-teenth-century cow sheds, these former outbuildings have been combined to create a beautiful open-plan home that's greater than the sum of its parts.

Inside, flint walls and exposed oak beams hint at the barn's former existence. Still, with high-end furnishings, luxurious fixtures and three beautiful bedrooms (including one en-suite and one twin), it's the perfect high-end countryside retreat for a small group of friends or a family.

Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

A rural retreat with an almost embarrassing amount of charm, this thatched home dates back centuries and represents the best of Norfolk's architectural style. Carefully modernised and curated with stylish wall colours, art and a mix of antique and contemporary furniture, it's a fabulous space to unwind in unique surroundings. As well as a stunning historic home, it boasts a large, enclosed garden and a summer house to die for.  

Inside, the stripped-back, authentic character of this place is evident in the ancient beams, brick floors and inglenook fireplace. A comfy velvet sofa provides a modern twist but otherwise, the living room is dressed like it would have been a hundred years ago or so. Elsewhere there's a delightful country kitchen, a casual dining room and a midnight-blue TV room, along with a useful utility room and three gorgeous bedrooms.

And outside you'll find pretty gardens, along with a greenhouse and a deck for enjoying the sun. Step inside the summer house for the biggest surprise though. A lovely space for friends and family to socialise and eat together, it comes with a Scandinavian-style indoor barbecue cabin. 

Around half an hour's drive from both Diss and Norwich, you'll be deep in the country here so a car is essential, but there are great walks to be had nearby and the coast is around forty-five minutes away. Visit Southwold, Lowestoft and more for days out by the sea.



Reedgrass & Tallow

With farmland to the front and the owner’s beautiful private nature reserve behind – this gorgeous home, part of a cluster of mill buildings, is in an idyllic spot. 

Take a stroll through winding footpaths of the reserve that meander through meadows and forests of giant cedars and ancient oaks. In spring, you’ll see enchanting carpets of bluebells, primroses and daffodils, but whatever time of year you come, you’ll be treated to an array of wildlife, from chaffinches to woodpeckers. There are maps to find the footpaths going onwards to Snape Maltings, just over two miles away, and to the sea at Aldeburgh (or it’s seven minutes in the car). You can borrow some bikes too if you prefer to cycle.

You don’t have to go anywhere to get some fresh air, though. There’s a lovely old cobbled, sunny courtyard where clematis and wisteria clamber up the walls – it’s the perfect spot to enjoy the welcome hamper of breakfast goodies. There’s another patio area, too, with fragrant rambling roses – ideal for a glass of wine.

The home itself is a sympathetic conversion of a stable and grain store. We adore the character features inside, such as the traditional 17th Century Suffolk white brick flooring, wood-panelled walls and old oak floorboards. Part of the original manger has been incorporated into the wall dividing the kitchen and the living space area – a lovely touch. Open the stable doors here and listen to the blackbirds singing at dusk. Furnished with antiques, this cottage will appeal to couples and pet owners looking for a luxurious country bolthole.
