Situated in the town of Sezze, this villa is a place for a family or group of friends to recoup after long days spent exploring the Latium coast and surrounding countryside. With a private pool, and a dining terrace complete with a barbecue, we imagine you’ll spend most of your time outside. The interiors are in keeping with the building's history and can feel a little dated in parts, but everything works well, and the kitchen has everything you need for self-catering. Though if you’d prefer to eat out, restaurants are within walking distance.

In a tiny medieval hamlet on a hilltop, surrounded by ancient walls and referred to locally as 'the duke's castle', this extraordinary apartment sits on the outskirts of Rome, with the River Tiber nearby and the Marcigliana Nature Reserve just next door. A magical place to stay, with easy access to the city and a small town just a short walk away, it's bursting with character.

Bound to be a hit with history lovers, there's a lot to see here, from ancient beamed ceilings and a gigantic fireplace to terracotta floors and pretty-as-a-picture windows. Your home is nestled within a little warren, where you catch glimpses across the gardens and olive trees which you're welcome to wander. Perfect for a small family or a couple of friends, you can read all morning in your cool living room, with its high ceilings and traditional furnishings, before padding out across the lawns to the shared swimming pool. And later, why not walk to the nearby shops for some ingredients to eat at home, or jump on the train to be in the city for dinner in less than forty-five minutes.

The cottage is on the outskirts of Settebagni, and cafes, shops and supermarkets can be reached within ten minutes on foot. This beautiful penthouse apartment is just the ticket for those looking for a relaxing stay away from the tourist crowds. Located in Rome’s Sallustiano neighbourhood, you’re far enough away from the city’s heavily crowded areas while still being able to reach all the main sights on foot or by public transport. You’ll be a short walk from many of the Eternal City’s main attractions, including Piazza del Popolo and Villa Borghese. There are also excellent shopping, dining out, and transport options practically on your doorstep. The apartment is contemporary and functional, with high ceilings and a convenient kitchen. At full occupancy, privacy is somewhat limited – two guests will sleep on a sofa bed on the open mezzanine above one of the bedrooms.

You'll find this modern apartment just a short walk from the Spanish Steps. As far as sightseeing goes, this is the place to be – pretty much all of Rome is within easy reach, whether exploring on foot or hopping on public transit. Back home, the two bedrooms offer luxe en-suites – one with a freestanding bath, the other with a roomy light-up shower. The kitchen lacks a few essentials, but space-wise, it's big enough to rustle up a meal or two. But, seeing as you're in the birthplace of pasta, we suggest sampling the delicious cuisine in the nearby restaurants instead of cooking.

It’s quite difficult to turn any corner in central Rome without running into a wonderfully historical landmark, ornate statue, or striking architecture. And the location of this fabulous apartment is no exception. Just six minutes from the Spanish Steps, five from Villa Borghese, and only two from the Piazza del Popolo, you’ll have no trouble seeing the sights. But the traditional Italian sights continue inside. Your bright living space features large French windows which illuminate rich, hardwood floors, chunky timber ceilings, and some captivating artworks. You’ll love relaxing on the plush sofa with a glass of primitivo in hand as the cherubs look upon you from the walls. Antique-style furniture and an ornate mirror complete this old-world Italian look, which continues through to the bedroom. We love the full wood-panelled wall, where the door to the ensuite is almost camouflaged within this rich wooden feature. After you’ve explored every inch of the apartment, your host has even more surprises. They can arrange for a tour around the city on a classic Vespa, or a wine tasting tour if you’re not quite ready to handle Rome’s traffic.

Much like its sister apartment in the same building, Green Jay has an air of nobility that surrounds it. Antique furniture, dark wooden windows, and tiled floors all combine to encapsulate the feeling of elegance, a feeling which is common in Flaminio. This isn’t the place to stay if you want to be in the very middle of the action, but you get a sense of calm and a detachment from the tourist crowds, which is more than worth the extra journey time.

Tucked between Piazza di Spagna and the Villa Borghese, you couldn't ask for a better spot to base yourself during your Roman holiday. The cobbled street outside is utterly charming, and even with the crowds milling about a few hundred metres away, it's quite peaceful. The sprawling Villa Borghese is just five minutes away – it's an absolute must-visit, home to lush greenery, city views and beautiful sculptures, plus it's where you'll find the Gigi Proietti Globe Theatre and Museo Pietro Canonica. You're also not far from other tourist attractions – the Spanish Steps are a ten-minute walk, while the Pantheon is reachable in twenty. Inside, the apartment is bright and roomy, with a sleek kitchen and two cosy sofas that you'll want to sink into after a busy. We particularly liked the beautiful artwork of local sights that adorn the walls, and there's even a delicious restaurant downstairs when you don't feel like cooking. End your evenings on the private terrace – just pour yourself a glass of wine and relax as the sun goes down, basking in the magic of Rome.

This home has a fantastic location in upscale Prati – it's just over a ten-minute walk to the Vatican Museums, while the high-end boutiques in Via Cola di Rienzo are a twenty-minute stroll away. You'll also find an array of bars and gourmet restaurants on your doorstep. Trionfale Market, on the other hand, with its food and flower stalls, is just over a five-minute saunter. So, take some fresh produce back to this home and whip up a Roman-style feast to enjoy in the elegant dining area. Later, entertain your guests at the piano here, or relax with a glass of prosecco. In the morning, fling open the French doors in the bedroom, then enjoy a hearty breakfast before starting another exciting day exploring all the Eternal City's wonderful sights.

When it's time to come back down to earth from this mighty perch, the village of Settebagni is just a five-minute stroll for a slice of authentic Italian life – think pizzerias and a sprinkling of trattorias. And of course, there's Rome. Hop on the train at Settebagni Station (a ten-minute walk), and you can be in downtown Rome in twenty minutes – just enough time to cram in a planning session for an afternoon of sight-hopping in Rome. You'll have central Rome at your fingertips here, whether you're looking for restaurants, landmarks, or high-end shops. Despite its small size, the layout is functional for friends and families. The kitchen is compact but has everything you'll need to whip up light fare – although we think it's a great excuse to try the local eateries – and the bedrooms are bright if a little snug. We think it makes a convenient, fuss-free base for those keen to spend most of their time exploring the city.

Stay in a fantastic location on Via Margutta (the home of Gregory Peck’s journalist in Roman Holiday), just a six-minute walk from the Villa Borghese Gardens and eight minutes from the Spanish Steps. After some morning sightseeing, return home, past the excellent restaurant in the courtyard serving up breakfast, lunch and dinner, and fling open the doors to your private terrace. Sit on the patio set with an afternoon bottle of wine, or sprawl out on a lounger with a good novel – you’ll have a pretty view of the surrounding pastel buildings and plenty of sunshine. Inside, the apartment is just as lovely – a bright, tastefully decorated space with designer furniture and carefully selected artworks. At the end of your busy days in the eternal city, fall asleep soundly in private comfortable bedrooms, looking forward to another morning coffee on the patio. 

The Roman Aquila

This is a special home, found just outside of Rome within the picturesque Marcigliana Nature Reserve. This renovated home was a fortified village in medieval times. Its location on a hill meant then that it was safe from invaders – now it means there are incredible views of the nature reserve on one side and the rich Roman countryside on the other. Best of all, it’s only a ten-minute walk from the train station, so you can pop in and out of Rome whenever you like. 

The property is set within a private park, so oak, olive and pine trees surround the home – strolling through the grounds is a peaceful way to start the day. You might then like to swim in the pool, again taking in the views, and soaking up the tranquil atmosphere – it’s hard to believe you’re so close to Rome. Stroll into town for lunch at the local pizzeria, and take your time – things move a little more slowly here. 

When you want to speed things up, head into Rome. The train to Tiburtina takes eighteen minutes, and from there you can zip around the city on the metro. See the sights, sip coffee in bustling piazzas, and dine in top-notch eateries. And when you’ve had your fill, you can leave the crowds behind and return to your peaceful apartment. Open a bottle of wine in the garden and watch the sun set over the Tiber – it’s the perfect way to end your Roman holiday. 


The Gates Of Rome

Two things about The Roman Farfalla stand out. That’s not to say that that’s all there is to it, but the location and the terraces are clearly the main draw. Having two separate outdoor spaces, both well furnished, is a real luxury, and it’s easy to imagine spending most of the day flitting between the two. That is, of course, if you’re even in the flat. The Spanish Steps are at the end of the street (Via Margutta, made famous by Gregory Peck and Audrey Hepburn), while most of the other major attractions are within easy walking distance.

This attractively decorated apartment is the perfect place for a Roman holiday. Located in the heart of historic Rome, it’s just a five-minute walk from Piazza di Spagna and the luxury designer brands of Via de’ Condotti, and a short stroll from the Trevi Fountain. The apartment is stylish and comfortable, with a sofa bed in the living space for two guests – for longer stays or for those hoping for a bit more room, we’d stick to a maximum guest count of two.

Perfectly positioned in the heart of Rome, this contemporary pad is in a pretty unbeatable location. The city's endless array of restaurants, shops and museums are a short walk away, but that's not the only reason we love this neighbourhood. You can wander to the Trevi Fountain in six minutes, stroll through the tremendous Villa Borghese in ten, and shop for provincial produce in Campo de' Fiori in twenty-five minutes, flat. Gives a whole new meaning to the saying 'when in Rome', doesn't it?

After a busy day of sightseeing, pour yourself a glass of red wine and unwind with some locally-sourced gastronomic goodies in the open-plan living area. Decorated in soft cream shades and featuring sumptuous sofas and traditionally-shuttered windows, the lounge radiates relaxation and charm. The kitchen isn't the biggest in our collection, but it's well-equipped if you're in the mood to rustle up a light breakfast or quick lunch. Meanwhile, the bedrooms are comfortable and cosy – just the ticket following a long afternoon on your feet. We think it's an ideal laid-back getaway in Italy's buzzing capital.

An Evening in Roma

This elegant apartment is in a restored 16th-century palazzo – and it looks the part. You’ll step over the marble tiles of the entrance into a magnificent home filled with art and furniture from the 17th and 18th centuries. Ceiling frescos and glittering chandeliers can be found throughout the home, which also boasts a private terrace overlooking the cupola of Santa Agnese in Piazza Navona. The piazza is just a stone’s throw away, and you’ll be a short walk from the likes of the Pantheon and the Trevi Fountain. Just perfect.

Perched along a quiet, ancient street in the atmospheric Navona district, and with all of the city’s must-see sights reachable on foot, the location of this immaculately presented apartment is hard to beat. Get off to a flying start just around the corner at Piazza Navona (three minutes on foot) –⁠ one of the city’s most famous squares and 'the spot' for an evening aperitivo. And when thoughts turn to food, you’re spoilt for choice here –⁠ with bustling coffee bars, authentic trattorias, and high-end restaurants all just a short jaunt from your door. Back at home, this apartment makes quite a first impression with its grand, period exterior and a spiraling internal staircase leading to your door. The décor pairs contemporary furnishings alongside period features, including exposed original brickwork and timber-clad ceilings of high and mighty proportions. And despite its prime central location, our guests love how quiet this home feels –⁠ particularly in the bedrooms, which overlook a peaceful internal courtyard. So you’ll be sure to bank a peaceful night’s sleep here, ready for another adventure in the Eternal City.

Just around the corner from the Spanish Steps, this plush little apartment is the perfect getaway to Rome. Walk just two minutes and you’re on Via Condotti, with its famed luxury shops and boutiques, running all the way to the Piazza di Spagna. You’re also within easy walking distance of the Trevi Fountain, the Pantheon and buzzing Piazza Navona. 

Apart from its super central location, this apartment has lots going for it. Natural light fills the living room from traditional old windows. From here, you can watch the world go by on your classically Roman street. Herringbone floors and high ceilings keep things feeling grand, and the palette of greys and teals makes for a soothing spot to return to after a day in the city. We love the enclosed balcony, where a dining area is surrounded on all sides by glass – the perfect sunny breakfast spot. There’s also a tiny terrace that catches rays of sunshine in the middle of the day, painted sunshine-yellow and set up with a bistro table.

This cute little apartment sits on the Via del Corso in the very centre of Rome. Its neighbours are luxury shops and buzzing pavement cafés, and you’re just a five-minute walk from the Spanish Steps here. Or, follow the Via del Corse five minutes in the other direction to reach the lively square of Pizza del Popolo, lined with cafés and home to a weekly book market.

The apartment is a medley of old and new, with a flatscreen TV sitting above a classic fireplace and gallery-white walls. Gilded mirrors and herringbone floors add a touch of class and the kitchen is a sleek vision of modernity for cooking at home. Our favourite spot has to be the terrace, sheltered by Rome’s historic buildings and set up with bistro tables for cocktails outside.

The Pantheon and Palazzo del Quirinale are a ten-minute amble, and Piazza Navona is just a few minutes more.

Back at this apartment, designed by a Roman architect and housed in a historical building, there's a wonderful blend of old and new – think character beams, parquet wood floors and modern chandeliers. Pour a Campari and soda and have a rest on the comfy chaise sofa after all that sightseeing in the Eternal City. Then, rustle up a carbonara in the kitchen and enjoy it at your dining table. This home is perfect for a family, friends or business professionals looking for a fabulous central address.

This studio apartment is small but it packs a big punch. The modern decor makes it a stylish base, and the clever sliding doors make it feel more roomy than it is – when you’ve finished making your morning coffee you can simply hide the kitchenette from view. The main appeal of this home is undoubtedly the location though – you’re in the heart of Rome here. Piazza del Popolo is 500 metres away, and you’ll be just 1 kilometre from the Pantheon. There are countless bars and restaurants nearby too.

The living room is a laid-back affair with large plump sofas to lounge on while reading a book from the open shelves or admiring the eye-catching art that pops in rainbow hues against the white walls. We love the bright dining area where a glass table sits beneath the chandelier, and the open kitchen that makes socialising a breeze. The bedroom here is simple yet elegant, with an en suite boasting a rainfall shower with views of the courtyard and a bathtub with chromotherapy lights to ramp up your soak's serenity. With St. Peter’s Square just a five-minute walk away, you’ve got culture and history right on your doorstep. That said, with your host able to arrange at-home massages, private chefs, restaurant reservations and tickets to the city’s top events, your home gives you a slice of heaven without ever needing to step out the front door.

While it’s not the most stunning place in the city, Fern Fronds is a really good practical option for a comfortable stay in Rome. It is small, but it was in perfect condition when we visited, and the bathrooms are great for the size. It’s also right next to the iconic Via Veneto, and while that street isn’t as glamorous as it was in its sixties heyday, the Borghese gardens, Piazza di Spagna, and the metro are all within easy reach.

Once owned by famous painter Albert Jill, this apartment lies in the heart of Rome. The decor is a bit dated and children and toddlers aren't permitted, but we think friends or families with older children will settle right in. The wi-fi isn't the strongest in all rooms so it's perhaps not the best for remote working, but Jill's unique art adorns the walls and the location is wonderful. You'll be on a quiet cobblestone street, but you may still hear some non-disruptive outside noise from the city. Within walking distance, you'll find an array of shops, restaurants, and attractions like the Pantheon and Trevi Fountain, with public transport nearby for getting around.

Tucked behind the ruins of the Mausoleum of Augustus, this sumptuous flat is just five minutes on foot from the Piazza di Spagna and the Villa Medici. Rome is truly your oyster from this central spot – excellent restaurants, must-see landmarks, fashionable boutiques on Via dei Condotti and lively wine bars are practically on your doorstep. 

But location isn't the only reason we love this apartment. Step through the front door and you'll find a space richly classical in its design, with marble, gold and florals at the fore. Although the style is straight out of the 1800s, we found it very welcoming and contemporary. We enjoyed rustling up dinner in the sleek, compact and fully-equipped kitchen, followed by lounging on the sofa with a glass of wine. The main bedroom suite is also a favourite – not only is the bed comfortable, but the en-suite bathroom has a chromotherapy rainfall shower that feels like heaven after a long day on your feet.

Those visiting Rome for the ancient marvels and historic sights won't find a location much better than this. The apartment is housed in a beautiful 18th-century building, and stepping inside you feel the opulence of an old-world parlour. Velvet seats at the bistro table, a velvet sofa piled high with cushions and suspended candelabra create the opulence, while the exposed stone and timber beams keep one foot firmly in the building’s history. Chess can provide the evening’s entertainment, which feels fitting amidst the gilded mirrors and oil paintings. Heading up the striking mesh-metal staircase, the master bedroom has a pretty arched window with a window seat providing the perfect spot for a bit of holiday reading.

Nauticalia is set just a couple of hundred metres from Piazza di Spagna, giving it the perfect location for people who are in Rome to do a bit of that famous sightseeing. That’s not the only thing going for it, as the apartment boasts some lovely design elements, such as the frescoed ceiling or the marine theme in the bathroom, and the huge beds will keep you comfortable. The kitchen, despite having some wonderful exposed brickwork, is pretty small and basic, but there are so many places to eat in the area that you won’t even notice.

Enjoy a negroni sbagliato cocktail on this home’s sunny terrace, with its views of the rooftops of the Eternal City, located a few metres from Piazza Navona and Castel Sant'Angelo. Housed in a historic 1600s building, this apartment has charming, whitewashed beams, herringbone wood floors and plenty of natural light. We adore the egg-shaped bath in the ensuite, perfect for a long, luxurious soak after exploring all that Rome has to offer.

There’s so much to see within a short walk. Castel Sant'Angelo, St. Angelo Bridge and Piazza Navona are all five minutes on foot, while the Pantheon is ten minutes. If you fancy a spot of shopping, Corso Vittorio Emanuele II is an eight-minute saunter. A little further on, St. Peter's Basilica and the Trevi Fountain are both around fifteen minutes. The Vatican Museums and the Roman Forum, on the other hand, are a twenty-five-minute stroll (or a ten-minute ride).

This stylish apartment is right around the corner from Termini, Rome's biggest train station, so there's no doubt that the transport links are excellent. But many of the must-see sights can also be reached on foot, including the magnificent Basilica Papale di Santa Maria Maggiore five minutes away and The Colosseum just a little further, about a twenty-minute stroll. After fueling up on pasta and gelato at Mercato Centrale Roma across the street, set off for the Trevi Fountain, The Pantheon and The Spanish Steps, all reachable in under half an hour. When you're not off exploring, shopping or sipping Italian wine at one of the bars in this area, rest your tired feet back at home. We love the bold green colours and funky design – picture cowhide rugs, vibrant pop art and leafy wallpaper in the bedroom. The bathroom is also one of our favourites – it has a huge walk-in rain shower that's the perfect way to relax after a busy day. And this pad has more than enough room for two, so there's plenty of space to make yourself at home. In the evenings, pour yourself an aperitif and rustle up a feast in the contemporary kitchen, then end the night with Netflix in bed, nodding off while to the sound of your favourite shows.

The Flaminio quartiere sits in a bend of the River Tiber and lays claim to this classic Roman apartment. The interiors are 1930s inspired with vintage furnishings, rich dark wood accents and original terrazzo floors. After an industrious day exploring the Eternal City, we loved disappearing into what can only be described as a king-sized sofa, designed by Philippe Starck. Sip a cappuccino by the window overlooking the Monte Mario Observatory or take a seat at the dining table and enjoy a traditional cornetto. While you’re a fifteen-minute car ride to the centre of Rome, there’s plenty to do in your locale. In the summer, catch an outdoor movie at the Cinema Titian Roma, ten-minutes walk to the north, with the striking MAXXI contemporary art and architecture museum right next door. The manicured lawns of Villa Borghese are located twenty minutes south – perfect for picnics and afternoon strolls. Closer to home, you’ll find traditional wine bars and simple osterias along the tree-lined Viale del Vignola, just footsteps away.

Make your way to the Vatican, stopping off for creamy espresso and velvety gelato along the cafe-lined streets, and be prepared with your passport to explore the Renaissance sculptures in the Musei Vaticani and Michaelangelo’s frescoes in the Sistine Chapel. When you’re ready to eat, stop in at Il Goccetto for their extensive selection of wines, marinated vegetables, salty charcuterie and artisan cheeses.

Terrazza Popolo

Much like its sister, Fern Fronds, in the same building, Fern Leaves is incredibly well kept and in a really good location - a residential street between the Borghese Gardens and Via Veneto, with the Piazza di Spagna only a short walk away. There’s plenty of space, with a small balcony, and the bathtub even has some jacuzzi jets installed to add a touch of luxury.
