The rustic interior may feel dated to some, though we think it’s part of the charm. Outside, the well-kept garden offers views of the surrounding valley, a furnished portico, and a private swimming pool, open from the last Saturday of April until the first Saturday of October.

Group of friends or families sharing will love how spaced out this home feels, with a separate annex to sleep two – perfect for those wanting that little extra privacy. While upstairs in the main house, the cool, lofty bedrooms invite a blissful night's sleep in their comfortable beds. And you'll love waking up to those views of the Tuscan hills each morning.

We loved the timber and exposed brickwork ceilings, Venetian plaster walls and traditional furnishings that make the place feel like home. Wake up to a light breakfast in the charming kitchen then spend your day lounging by the secluded pool or floating about in its cool water. 

Enjoy a quiet moment with a good book on the wisteria-covered pergola, surrounded by the scent of potted lavender, before heading out to explore. Stroll around the village of Panicale, right on your doorstep, or drive over to Perugia for a tour of the excavations under San Lorenzo cathedral, followed by a mosey around Porta Sole, the city’s creative quarter. When dusk falls, pick out a family-run restaurant for a selection of hearty local dishes.

Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. The view from the arched window in here is simply sublime – framed like a picture on the exposed stone wall. Up on a mezzanine level, you’ll find a secluded little reading nook to hide away in.

Made for outdoor living and large family gatherings, this home is sure to jump high up on your wishlist. We love the space this home has, and with two apartments independent from the main villa, it’s perfect for extended families where two couples are seeking a bit of added privacy. With traditional interiors, it’s a comfortable place to call home – but it was the outdoor space that caught our eye. Sun-kissed terraces, alfresco dining opportunities, a private pool and hot tub, and all a short drive from the beautiful hilltop town of Cortona. 

Tuscany in Bloom

Step into a world of traditional charm at this Umbrian home, just outside the medieval hamlet of Montecchio. With its beamed ceilings, brick fireplace, terracotta tiled floors and time capsule of curios, the living room feels like the epitome of rural romance. That is until you see the kitchen. With its marble farmhouse sink, corner hearth and myriad culinary artifacts decorating the walls, you’ll find it infinitely hard to resist fixing up a nonna-approved feast, courtesy of the vegetable garden outside. The rustic decadence continues upstairs in the two comfortable bedrooms, with the canopied bed in the master bedroom promising a sumptuous night’s sleep. Thanks to the home’s position on a slope, both floors have direct access to the lush, green grounds. With a whopping 1,500 square metres of gardens to enjoy, including a swimming pool, there’s no end to the outdoor relaxation on offer. After a decadent day of luxuriating in the pool and exploring the surrounding nature, fire up the barbecue to enjoy an alfresco meal under the pergola while you watch the sunset from your hill-view haven.

Standing high and proud above sea level, this turreted fortress gazes down at the stunning, surrounding countryside. Planted neatly between the delights of Tuscany and Umbria and with Lake Trasimeno in the foreground, a medieval trail of monuments, spas, and villages await to be explored. The villa itself is like an ancient towerhouse, rising up between the trees. The 360-degree view from its highest point overlooks the vast grounds, so you can survey the lands like a king or queen. Kids can play Rapunzel in the tower, or run around on the lawn and splash in the pool. With so many sheltered seating spots, from terraces to balconies, there’s plenty of spots to escape with a good book and bask in the peace and quiet. A cute, consecrated chapel sits within the grounds, should you be visiting for nuptials, and the four-poster master bed with its velvet curtains is the stuff of honeymoon suite dreams. While the upper level is reserved for the owner’s family, there’s more than enough space on the lower level for a family or group of friends to enjoy a comfortable stay. When you’re ready to explore, it’s a mere fifteen-minute drive to Puglia, where authentic Italian cuisine awaits.

Housed in a historic building, you’ll find plenty of traditional features here including exposed dark wood beams and terracotta floor tiles sitting alongside inviting contemporary furnishings to create the perfect mix of old meets new. 

Make yourself at home on the living room’s sofa – a good book and a coffee in hand – or retreat to the small private balcony for a sundowner after a day of exploring. The dining table beckons sociable soirées when you’re not out sampling the local trattorias, while the two bedrooms – with their beamed ceilings and rooftop views – are a treat to come back to after a day of sightseeing, or enjoying one of the many tours and cooking classes on offer through your host. 

Outside of your home, you’ll find Piazza della Repubblica a one-minute walk away, Porta Sant'Agostino a seven-minute stroll and the ​​Diocesan Museum three minutes away on foot.

Built as a farm at the end of the 19th century, this rural home has oodles of charm and Tuscan character. We're swooning over the original terracotta-vaulted ceilings, the exposed cork beams and the huge fireplace, which is the perfect spot to snuggle up with a cup of tea on wintery nights. Every room captures the essence of old-world Tuscany – warm, cosy and pastoral – but there are modern conveniences too, like rainfall showers and a ping-pong table in the garden.

Surrounded by a sea of olive trees and with vistas of the mountains, the garden is utterly enchanting. Start the morning off with an espresso on the outdoor sofa, cool off on sunny afternoons with a swim in the pool, then fire up the stone barbecue and dine under the wisteria-covered pergola on summer evenings. 

If you fancy exploring, there are plenty of places to discover. Just down the road is artsy Cortona, an Etruscan town with views across the Chiana Valley. Want to stretch your legs? Lace up your walking shoes and go for a hike through the hilly countryside – there are many scenic outlooks and trails within easy reach. Or really pick up the pace with a visit to Arezzo or Perugia, both about forty-five minutes by car and excellent spots for day trips.

As far as villas go, you don't get much more 'hilltop' than this. Soak up the views across the Umbrian hills towards the city of Todi, a tableau so beautiful so you'll never want to leave. The scents of jasmine, lavender, and roses follow you down the stone steps to the infinity pool, which is surrounded by sun loungers and a shaded gazebo. The views take centre-stage in the villa, too – large windows surround the space, where you'll find a country-style kitchen with an island and a cosy living space with a corner sofa and fireplace. A marble staircase leads upstairs to the bedrooms, where you'll wake up each morning to similarly spectacular country vistas. Sip your coffee outside on the terrace, then spend the morning sunbathing on the perfectly manicured lawn. Take the 10-minute drive to Todi to wander the cobbled streets and explore local restaurants – you might recognise some of the plazas from Italian movies. Pick up some local wine to enjoy with a barbecue back at your villa, and savour a glass while admiring the stunning sunset over the surrounding hills.

This charming holiday apartment lies in the heart of Cortona, ideal for a romantic getaway. The terrace boasts lovely views of the surrounding landscape, though the outdoor space is overlooked by nearby buildings, so it doesn't feel the most private. Your host can provide a free high chair here and little ones will love the garden, though the interior decor is quite traditional and won't be for everyone. You'll find public parking a short walk away, but Cortona's mouth-watering restaurants and picturesque churches are reached easily on foot, so you won't need a car.

Garden Oasis Retreat

Nestled in the heart of the Tuscan countryside, this tranquil retreat is comprised of two separate cottages, making it a great choice for those seeking privacy. Not that you won’t have plenty of opportunities for some together times too – the garden features a swimming pool and a large patio, perfect for communal feasts and evenings of drinks. You’ll need a car to explore the surrounding area and reach the beautiful towns of Cortona, Montepulciano and Arezzo.

Set in a handsome farmhouse dating to the 15th century, the home has been reimagined into five independent apartments with a shared swimming pool surrounded by hectares of olive groves at its heart. Inside, while the traditional interiors are charming, the living space with one sofa may feel tight if four of you are sharing. But with a private sun-kissed veranda and Jacuzzi (for an additional fee) outside, we don’t think you’ll mind. Location-wise, take your pick from medieval walled towns or wander-worthy Siena – it’s all just a short journey away.

Out and about, there's plenty to explore by walking, on horseback, bike or car. The gorgeous spa town of Chianciano Terme is nine kilometres away, or archaeology and history lovers can head to Chiusi, which is 11 kilometres from this lovely home.

Surrounded by hectares of olive groves, the home's secluded setting is idyllic. But you're never far from the bustle, with the wander-worthy streets of Siena and countless medieval walled towns all just a short drive away. Inside, the traditional interiors are perfectly in tune with the heritage of this 15th-century farmhouse estate comprised of just five charming apartments. While the indoor living space is limited, the sheltered private terrace and Jacuzzi (for an additional fee) with views of the Tuscan hills are a delight. And wait until you see the shared swimming pool and vast communal lawns at the heart of it all.

Tuscan Hideaway

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.
