Within an easy drive of many of this region's major attractions, it's set on a peaceful estate with large private gardens. 

As soon as you drive up to the front, it's clear this imposing home is something very special indeed. Its arching windows, tower room and checkerboard terrace make this the quintessential Umbrian villa. And inside doesn't disappoint either, with frescoes, tiled floors and antique furnishings. There's a fabulous, professional-grade kitchen for whipping up meals both casual and formal, with the latter served in the grand dining hall with a series of tall French doors that open to the terrace.

Outside, the grounds are beautifully maintained, with cypress trees, lavender and rose borders surrounding the lawns. A large, pristine pool awaits, with sun loungers and a shaded poolside dining area that also boasts a bar. And there's a play area for the children, shaded by mature trees. 

Just a short drive from the stunning Marmore Falls, and with easy access to Todi, Spello, Orvieto and Spoleto, it's an area known for its fine wine and excellent food. The centre of Acquasparta is an eight-minute from the home and Terni is twenty minutes away.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. One of the rooms has bunk beds – making this a great option for families travelling with children.

You'll find it nestled in verdant hillslopes, boasting five acres of lush landscaped gardens and panoramic views of the medieval town of Valfabbrica. Here, the famous Sentiero di San Francesco hiking trail is practically on your doorstep, while the beautiful towns of Perugia and Assisi are less than a thirty-minute drive away.

At first glance, this home charms with its rustic stone facade. Inside, it's all exposed beam ceilings, terracotta tiled floors and traditional furnishings. You can't beat the views of the beautiful Val D'Orcia, itself a UNESCO World Heritage Site, from this Tuscan farmhouse lying in the Siena Province on a private two-acre estate. Tear yourself away from the vistas, and you'll find a deft renovation, combining contemporary interiors and historic charm. An excellent choice for a large group of friends or family, there's plenty of space to spill out and feel at home here. Cool off from the Tuscan sun in the infinity pool. Put to use the vast, chef-worthy kitchen (we're talking two dishwashers, two ovens, and some) for a big dinner party – a private chef is bookable for fine dining. Or keep things easy and fire up the barbecue or pizza oven outside as breath-taking views of the valley spread out before you –  best seen beneath the pergola at sunset with a glass of something chilled. And on chiller nights, hunker down beside the fireplace with a good book – there are two living rooms to choose from. When it's time to lay your head, hop in the home's elevator and take your pick from the many bedrooms, boasting king-sized beds and separate bathrooms. We'll let you decide who lucks out on that ground floor suite with bi-folds opening onto the lawned gardens. Should you ever wish to leave this idyll, you'll find you're in an excellent base to uncover Tuscany's vineyards and historic villages, starting in Sarteano, just a ten-minute drive away. With its tempting trattorias and beguiling historic charms, you'll be off to a flying start.

Little Hills

It's homes like this that give Tuscany its reputation as a blissful place which to retreat for a week or three. The surrounding landscape of vineyards and rolling hillsides is as picturesque as you could possibly imagine, while the home itself is bursting with character.

Much of this is down to its long history. Built at the end of the 18th century as a mill, it was converted into a farmhouse before becoming the handsome getaway you see today. This heritage is writ large across the interior, with stone archways, wooden ceiling beams and terracotta tiles underfoot a treat for those that melt at the sight of rustic design – which includes us. The more contemporary features – including the freestanding bathtub and modern kitchen – have been tastefully added to retain this inimitable charm.

Outside, it's a slightly different story. The hot tub and swimming pool in the middle of the garden are comparatively recent additions to the address but are no less welcome for it. As well as that, there are a couple of spots for alfresco feasts to dine among the fragrant flowers and trees that fill the grounds.

Although the location is certainly secluded, you don't have to venture far to find things to see and do. The medieval hilltop town of Montepulciano is only 4.5km away and is famous for its Renaissance-era buildings and globally-coveted wine. A little further afield, the cities of Perugia and Siena are 63 and 67km away respectively, so well within range for a day trip.

Rustic Idyll

The Italian countryside has a magnetic charm. Could it be the holy trinity of wine, food and verdant views? Definitely. Or the temperate Mediterranean climate? Certainly. But it’s also because it’s where you’ll find glorious holiday homes like this one. 

Set in the hills of San Casciano dei Bagni and Chiusi, this magnificent stone farmhouse straddles the border between two fairytale regions – Tuscany and Umbria. Explore both of their charming towns, cultures, and cuisines with ease from this central base. We recommend the neighbouring hillside towns of Cetona and San Casciano dei Bagni, but if you’d like to venture a bit further afield, the nearby railway station in Chiusi allows for breezy day trips to Cortona, Siena and Montepulciano. 

But for all that, you'll have more than enough to keep you busy with all this home has to offer. The well-selected modern furniture and fixtures blend beautifully with the terracotta floors, brick-vaulted ceilings, stone arches and fireplaces. The classical rustic interior transports you to the past, especially with the countryside views from nearly every room. 

And there’s a lot to see – sitting proudly on a five-hectare estate, the home looks out onto both cultivated land and woodland, a lush garden of flowers and cypress trees. Outside, the rolling landscape is best enjoyed by the shimmering stone pool or the romantic, shaded pergola. In the heat of the afternoon, read in the cool of the study before returning to the patio. Lounge until sunset, where the fiery colours linger longer, and are best enjoyed alongside a bold Tuscan red from the cellar.

Cypress Hill

This former farmhouse boasts panoramic views, a private swimming pool, and plenty of character. Everyone will love milling about the garden. Stretch out on a poolside lounger after a dip, or gather under the veranda for a drink as the sun goes down. We're big fans of the traditional details inside – think chestnut ceiling beams, terracotta floors, and antique Sicilian majolica pottery. For those keen on privacy, the fifth bedroom is situated in an adjacent annexe with its own kitchenette. Location-wise, the small commune of Attigliano is a five-minute drive away, while Orvieto, Perugia, and Rome are all great day trip options.

New Perspective

Surrounded by olive groves and rolling Umbrian countryside, this rustic farmhouse retains its original character and charm. We loved the timber and exposed brickwork ceilings, Venetian plaster walls and traditional furnishings that make the place feel like home. Wake up to a light breakfast in the charming kitchen then spend your day lounging by the secluded pool or floating about in its cool water. 

Enjoy a quiet moment with a good book on the wisteria-covered pergola, surrounded by the scent of potted lavender, before heading out to explore. Stroll around the village of Panicale, right on your doorstep, or drive over to Perugia for a tour of the excavations under San Lorenzo cathedral, followed by a mosey around Porta Sole, the city’s creative quarter. When dusk falls, pick out a family-run restaurant for a selection of hearty local dishes. 

Wisteria & Lavender

Sit out on the balcony of this home and enjoy the view over the Umbrian Valley. The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

Dating back to the 11th-century, this watchtower is just as striking as its surroundings. Overlooking the Sibillini Mountains, you can admire the sweeping views while soaking in the hot tub or swimming in the pool. There is also an amphitheatre, beautiful gardens and a terrace with a barbecue – perfect for alfresco dining. Inside, the rooms unfold across two apartments and offer a unique sense of character. It’s worth noting there are a number of steps here so this may not be the best option for young children, but it’s the perfect setting for an adults-only escape. From here, you can follow hiking trails straight from the door, take the short drive to Amandola or adventure further afield towards the Adriatic coast. 

Mountain Watchtower

Set out over three levels, with a different perspective over the stunning landscapes around every corner, this vast hilltop villa is guaranteed to impress. The interior is pure traditional Tuscany, with brick archways, exposed beams and terracotta flooring to ground you as you wander from room to room. 

Each of the individually decorated bedrooms brings its own charm, while the main bedroom – with direct patio access and stunning marble en-suite is set to dazzle even the most seasoned of travellers. The open-plan seating area and dining room form an integral heart of the home and would be the focus almost anywhere else. However, life in Tuscany is best lived outdoors, and you're blessed with a number of balconies, rooftop terraces, poolside patios and landscaped gardens (plus seating areas in each one) that ensure there's always a corner to claim as your own. We imagine you'll spend most of your days sprawled out by the pool, only interrupting your tanning time to grill some lunch and take part in sporadic table tennis tournaments.

The surrounding area is well worth exploring. In under ten minutes, you can reach the timeless medieval town of Cetona. Here, the scent of cypress trees fills the air as you explore the winding streets of one of Italy's most beautiful towns. Slightly further afield, you're also within an hour of Val d'Orcia, one of Tuscany's six world heritage sites and the subject of countless Renaissance paintings.

Maremma Amara

This refurbished 18th century home is perfectly perched to explore both Tuscany and Umbria. The entrance hall, with roped-off antique chairs, gilded ceilings and busts on the balustraded balcony is like stepping into a museum. The theme continues in the bedrooms, which feel like they’ve each been lovingly curated to reflect the history of the home with frescoed ceilings, pastoral murals, huge antique beds and hand-painted dressers. Spend mornings here lounging by the aquamarine private pool, like a gem amidst the emerald lawns.
