This rustic Italian retreat looks out over a peaceful Umbrian valley, yet it’s only a short walk into the historic centre of Amelia for the local cheese shop, bars, bakeries and grocery shops. Covered outdoor lounges beneath rose-dappled pergolas and a summer kitchen embrace the bucolic life, while the modern swimming pool keeps things in the 21st century. This recently restored 19th-century farmhouse is all you could wish for from a stay in Umbria. We love the character features such as the Barberino stone walls, terracotta floors, and barrel vault ceilings with exposed chestnut beams. The large rooms and furnishings wonderfully evoke noble hunting lodges of the last century. 

The real highlights here, though, are the beautifully-kept garden with its lawns and fragrant rose, lavender and rosemary bushes. There are around 5 hectares to explore as well. Spend your days lounging by the gorgeous saltwater pool, admiring the views over the countryside, relax in the hammock or enjoy an alfresco lunch under the jasmine-covered pergola. An impressive centuries-old oak also provides pleasant natural shade – the perfect spot to read a book.

Out and about, explore the olive groves, hills and woods of Umbria on foot, mountain bike or horseback. Or head to medieval hill town Lugnano in Teverina, a twenty-five-minute drive away. The Marmore Falls, a man-made waterfall created by the ancient Romans, is thirty minutes in the car and well worth a trip.

This former farmhouse boasts panoramic views, a private swimming pool, and plenty of character. Everyone will love milling about the garden. Stretch out on a poolside lounger after a dip, or gather under the veranda for a drink as the sun goes down. We're big fans of the traditional details inside – think chestnut ceiling beams, terracotta floors, and antique Sicilian majolica pottery. For those keen on privacy, the fifth bedroom is situated in an adjacent annexe with its own kitchenette. Location-wise, the small commune of Attigliano is a five-minute drive away, while Orvieto, Perugia, and Rome are all great day trip options.

New Perspective

The building may be old, but there’s nothing dated about this medieval home. Complete with its tower, it’s a must for history buffs or those with a penchant for Italian antiquity. This home blends comfort with old-school elegance, evidenced by the sumptuously decorated living room. The kitchen is brimming with antique casks and oil-making equipment – you’ll even find an old millstone originally used to produce olive oil, which makes for a fun conversation piece around the dinner table. 

The lush gardens are yours to explore, so why not sit for a spell in the hammock with a good book to keep you company? But be warned, it’ll be hard to look away from the views of the lush Umbrian hillside. Here, you can live life at your leisure, whether that’s taking a dip in the private pool, playing a game of table tennis or walking down to the ruins of the ancient town of Ocriculum. Only an hour’s drive from the capital city, it combines the best of country living with city access, and sleepy villages with restaurants, bars and shops are at your doorstep.

Set in the hills of San Casciano dei Bagni and Chiusi, this magnificent stone farmhouse straddles the border between two fairytale regions – Tuscany and Umbria. Explore both of their charming towns, cultures, and cuisines with ease from this central base. We recommend the neighbouring hillside towns of Cetona and San Casciano dei Bagni, but if you’d like to venture a bit further afield, the nearby railway station in Chiusi allows for breezy day trips to Cortona, Siena and Montepulciano. 

But for all that, you'll have more than enough to keep you busy with all this home has to offer. The well-selected modern furniture and fixtures blend beautifully with the terracotta floors, brick-vaulted ceilings, stone arches and fireplaces. The classical rustic interior transports you to the past, especially with the countryside views from nearly every room. 

And there’s a lot to see – sitting proudly on a five-hectare estate, the home looks out onto both cultivated land and woodland, a lush garden of flowers and cypress trees. Outside, the rolling landscape is best enjoyed by the shimmering stone pool or the romantic, shaded pergola. In the heat of the afternoon, read in the cool of the study before returning to the patio. Lounge until sunset, where the fiery colours linger longer, and are best enjoyed alongside a bold Tuscan red from the cellar.

Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. The view from the arched window in here is simply sublime – framed like a picture on the exposed stone wall. Up on a mezzanine level, you’ll find a secluded little reading nook to hide away in.  

New Old World

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

Dating back to the 11th-century, this watchtower is just as striking as its surroundings. Overlooking the Sibillini Mountains, you can admire the sweeping views while soaking in the hot tub or swimming in the pool. There is also an amphitheatre, beautiful gardens and a terrace with a barbecue – perfect for alfresco dining. Inside, the rooms unfold across two apartments and offer a unique sense of character. It’s worth noting there are a number of steps here so this may not be the best option for young children, but it’s the perfect setting for an adults-only escape. From here, you can follow hiking trails straight from the door, take the short drive to Amandola or adventure further afield towards the Adriatic coast.

Nature lovers will also be happy here – cycle, hike or horse-ride through the beautiful rolling landscapes, stopping off at the tiny hilltop villages along the way.

Greeted by the trickle of a baroque fountain and filled with the contrast of Umbrian sunlight against dark marble floors, gilded bannisters and ming vases, stepping into this villa is like entering a Renaissance painting. It’s the kind of home where the baths, beds and even the billiard table come with claw feet. Sparkling chandeliers illuminate oil paintings in the grand lounge and candelabra light the basement taverna, where there’s a vintage jukebox, chintzy sofas, rows upon rows of aged spirits and a long bar to serve them at. The chrome and steel kitchen is restaurant-standard, with a built-in tiled barbecue sticking to the region’s rustic food tradition. Hire a private chef to make the most of the local produce, and dine in the formal dining room amidst the antique dressers and portraits, or enjoy alfresco, under the portico in the garden. The book-lined study with its gilded desk is ideal for catching up on a bit of work, and you can put up that barrier between work and play with a steamy sauna session to unwind. Outside, you’ll find a lap-sized swimming pool and cement tennis court, both with changing areas. Lawn games and a wooden treehouse should keep little ones entertained for hours. Should you wish to venture beyond the grounds of this palatial villa, the ancient village of Corciano is nearby and it’s a 10-minute drive to the shores of Lake Trasimeno.

It's homes like this that give Tuscany its reputation as a blissful place which to retreat for a week or three. The surrounding landscape of vineyards and rolling hillsides is as picturesque as you could possibly imagine, while the home itself is bursting with character.

Much of this is down to its long history. Built at the end of the 18th century as a mill, it was converted into a farmhouse before becoming the handsome getaway you see today. This heritage is writ large across the interior, with stone archways, wooden ceiling beams and terracotta tiles underfoot a treat for those that melt at the sight of rustic design – which includes us. The more contemporary features – including the freestanding bathtub and modern kitchen – have been tastefully added to retain this inimitable charm.

Outside, it's a slightly different story. The hot tub and swimming pool in the middle of the garden are comparatively recent additions to the address but are no less welcome for it. As well as that, there are a couple of spots for alfresco feasts to dine among the fragrant flowers and trees that fill the grounds.

Although the location is certainly secluded, you don't have to venture far to find things to see and do. The medieval hilltop town of Montepulciano is only 4.5km away and is famous for its Renaissance-era buildings and globally-coveted wine. A little further afield, the cities of Perugia and Siena are 63 and 67km away respectively, so well within range for a day trip.

You can't beat the views of the beautiful Val D'Orcia, itself a UNESCO World Heritage Site, from this Tuscan farmhouse lying in the Siena Province on a private two-acre estate. Tear yourself away from the vistas, and you'll find a deft renovation, combining contemporary interiors and historic charm. An excellent choice for a large group of friends or family, there's plenty of space to spill out and feel at home here. Cool off from the Tuscan sun in the infinity pool. Put to use the vast, chef-worthy kitchen (we're talking two dishwashers, two ovens, and some) for a big dinner party – a private chef is bookable for fine dining. Or keep things easy and fire up the barbecue or pizza oven outside as breath-taking views of the valley spread out before you –  best seen beneath the pergola at sunset with a glass of something chilled. And on chiller nights, hunker down beside the fireplace with a good book – there are two living rooms to choose from. When it's time to lay your head, hop in the home's elevator and take your pick from the many bedrooms, boasting king-sized beds and separate bathrooms. We'll let you decide who lucks out on that ground floor suite with bi-folds opening onto the lawned gardens. Should you ever wish to leave this idyll, you'll find you're in an excellent base to uncover Tuscany's vineyards and historic villages, starting in Sarteano, just a ten-minute drive away. With its tempting trattorias and beguiling historic charms, you'll be off to a flying start.

Little Hills

Sit out on the balcony of this home and enjoy the view over the Umbrian Valley. The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

Abriana

Standing high and proud above sea level, this turreted fortress gazes down at the stunning, surrounding countryside. Planted neatly between the delights of Tuscany and Umbria and with Lake Trasimeno in the foreground, a medieval trail of monuments, spas, and villages await to be explored. The villa itself is like an ancient towerhouse, rising up between the trees. The 360-degree view from its highest point overlooks the vast grounds, so you can survey the lands like a king or queen. Kids can play Rapunzel in the tower, or run around on the lawn and splash in the pool. With so many sheltered seating spots, from terraces to balconies, there’s plenty of spots to escape with a good book and bask in the peace and quiet. A cute, consecrated chapel sits within the grounds, should you be visiting for nuptials, and the four-poster master bed with its velvet curtains is the stuff of honeymoon suite dreams. With pines, cypresses, vivid blooms, and even an orchard and vegetable garden, this home is suitably overflowing with flora to sit within the green heart of Italy.

This gorgeous pale stone house is tucked just outside of the small town of Palazzone in the Tuscan countryside. Far-reaching views of the lush countryside of Tuscany and Umbria make for a magnificent backdrop, complementing the centuries-old trees, olive groves, and meadows that surround the home. This is an idyll, where the scent of lavender carries on the breeze. 

The garden is a haven of tranquillity and natural beauty. Float in the swimming pool while you watch bees bob around the flowers, the hum of insects the only sound to disturb the peace. Spend hours at the alfresco dining table, turning languid lunches into lively dinners as the sun sinks in the sky and the wine is poured more freely. 

When the Tuscan sun is at its strongest, shelter in the traditional living room, beneath wooden beams. The villa is cool and calm, with enough room for everyone to enjoy their own space. 

You might like to drive out to explore the region, popping into Palazzone to eat pizza in the much-loved restaurant. The town is famous for its wine production, and is a far offshoot of the Chianti region – you can happily spend an afternoon or two visiting the local vineyards and sampling the wine. Your host’s family produces their own wine and olive oil – add some freshly baked bread and local cheese, and you have the makings of a perfect lunch.

Amidst rolling hills and sweeping vineyards, this stone villa promises a serene Umbrian getaway. With a seasonal swimming pool, outdoor fire pit and dappled terrace perfect for alfresco dining, you won't be short on spots to soak up the swoon-worthy scenery. Inside, the design is charming and cosy, bursting with traditional character. Some may consider it a little dated, but we think that's part of the appeal. Two guests will share a sofa bed on the mezzanine, though – since privacy is limited, we think it's best for kids. Location-wise, you're just a short drive from the small medieval town of Gualdo Cattaneo, while Todi, Perugia and Assisi are all excellent options for day trips.
