Ideal for a small group, this contemporary home offers comfortable bedrooms with en-suite bathrooms, a sleek kitchen and a chic dining area – we especially love the Eames-style chairs and funky artwork. While this is a modern build, and a well-presented one at that, there's a warmth here with the vibrant scatter cushions, comfy throws and green houseplants that makes it feel like home right away. The real highlight of the apartment is outside space – complete with garden furniture, a barbecue and a tall wooden fence for added privacy – sitting out on the patio with a glass of chilled wine is a dreamy way to bookmark any day if you ask us. Perfectly placed, walk to sandy Great Yarmouth Beach in less than twelve minutes and be at Nelson's Monument and the lively town centre in under half an hour. We'd especially recommend a trip to the Merrivale Model Village if you're after a fun family day out – as with most of the popular attractions, it's well within reach here.

Colourful and modern, this stylish flat overlooks the plaza and has plenty of room to spread out and get comfortable. A fully-equipped kitchen means families can rustle up a meal and dine together, while the cosy living room is the place to kick back and unwind. Fans of bright hues will love this home as you'll find lime green dining chairs, vibrant rugs and bold orange paint inside. But it's not a total explosion of colour – the flashy shades are paired with sleek furniture and white walls, so although the vibe is funky, it's still a relaxing respite after a day in the sun. Speaking of fun in the sunshine, this apartment is in the heart of Great Yarmouth, overlooking the plaza. Britannia Pier and its slew of attractions is a ten-minute walk away, while an eight-minute stroll will take you to the beach. Grab a towel and sprawl out the sandy coastline while the kids splash in the waves. There are plenty of pubs, restaurants and cafes in town when you grow peckish, but being so close to everything means you can easily pop home for lunch if you fancy it. Safe to say, this is an excellent family pad for a seaside getaway.

Part of a striking period building close to the centre of this buzzing seaside town, the home is modern, spacious and effortlessly cool. Once a post office, this building still retains features like its impressive windows and partially tiled, loft-style walls. But the real showstopper is the incredible vaulted ceiling, with exposed metal struts and a clever mezzanine level above the open-plan living space. Here you and your group can spread out on the comfy sofa, cook meals while chatting over the unique breakfast bar and eat at the industrial dining table. And we absolutely love the vast master bedroom up in the eaves. Surrounded by steel girders and with its own lounge area and bathroom, it's a luxurious and quirky place to sleep. Here you'll be just a ten-minute walk from the seafront and beach, with all sorts of attractions, shops and restaurants right outside your door.

With three great waterways clamouring for your attention – the River Yare, Breydon Water lake, and the North Sea – the town of Great Yarmouth is quite the destination for watersports fans and beach bums. An eight-minute walk to Great Yarmouth Beach, this penthouse flat is perfectly located for shaking off the sand and cosying up after a long day of exploring. Set in a majestic, red-brick building in a Victorian style, you’ll be impressed from the offset. Ascending to the top floor, it only gets better. From up here, you’ve got gorgeous views of local sights like St George’s Plaza from a triple set of sash windows in the lounge. Pop a bottle of prosecco, say cheers to the start of the holiday, and check out the bustling scene below. In contrast, the apartment is fairly understated. Minimalist furniture and a sleek, white kitchen create a calming atmosphere, but a playful edge comes through with the dark turquoise feature wall. It’s a similar story in the bedrooms, with neutral tones, white, and yellow dominating the colour palette – ideal for relaxing after you return from an evening in the pub.

Perched a five-minute stroll away from Caister-on-Sea Beach, this spot offers an idyllic setting for a family to come together for a refreshing break by the sea. Inside the home, a vast open plan living area, furnished with timeless furniture and decoration offers a sophisticated space to relax all year round. Whether you visit during the sunny summer's months or in the chill of winter, this home remains a warm, welcoming and tranquil place to retreat to when seeking an escape from the mundane. From the living space, large glass sliding doors invite in plenty of natural daylight from the outside patio – perfect for relaxing amidst the sea air. Fire up the barbecue or chill with a book in hand on the corner sofa, before heading down to the beach to catch the sunset. And if you head upstairs (and stand on tiptoes), you can catch a glimpse of the sea from the attic window – the beach is just 300 metres away after all. An ideal starting point for inspiring coastal walks to Hemsby, Winterton, or Great Yarmouth; there's plenty of Norfolk's expansive coastlines to discover from here. Or for a spot of culture, head to Caister's 15th-century old castle (five-minute drive away) - now home to a royal range of vintage cars. When tummies start to rumble, there are pubs for hearty grub within walking distance and, of course, an obligatory fish and chip shop. Or head home for a barbecue in your private enclosed garden, where kids and dogs can roam free with sandy toes. Inside, this home is perfectly set up for an easy family holiday. Upstairs there are smart, clutter-free spaces, including a nursery room with a cot ready to go. Downstairs, the large breakfast bar in the kitchen is a fantastic spot to all come together to rustle up breakfast and hatch plans for a day exploring. Large groups looking to explore the expansive Norfolk landscape will love all that this stunning Georgian home has to offer. Located just a fifteen-minute walk from the charming village of Somerleyton, with its grand hall and traditional pubs, there's plenty to see and do in the area – walking, and cycle paths, boats for hire in St. Olaves. The nearest beach is a quick ten-minute drive away, while the lovely seaside towns of Gorleston and Great Yarmouth are approximately twenty minutes in the car. But we really wouldn't blame you if you stayed put at home. After all, the main house boasts a pool table, a large lounge, an impressive dining room and four elegant bedrooms. On top of that, guests can delight in sweeping views of Waveney Valley. Wander out into the sprawling picturesque garden, and you’ll find a rustic fire pit and wood-burning hot tub to pass the time in. There’s also a delightful shepherd's hut where two additional guests can stay, providing an intimate space to enjoy a little more peace, quiet and privacy close to nature. Reconnect with the countryside at this lovely retreat and explore the Norfolk Broads and Suffolk Heritage Coast.

Somerleyton

Getting out to the countryside is a treat on its own – add some rescued horses (there's an on-site horse sanctuary) and a 400-acre estate to roam, and we are sold. This cosy home sits on the Broads National Park border, which boasts over 125 miles of tranquil rivers and lakes that you can explore. Fritton Lake is a six-minute drive or a thirty-minute walk – spend a day out kayaking, or head out to the Norfolk beaches – Lowestoft and Great Yarmouth are both around twenty minutes in the car. 

When you return, this home will greet you like a hot cup of cocoa – the muted wall colours are soothing. Whip up some dinner with some fresh, local Norfolk produce and enjoy the fruits of your labour at the dining table. This place is ideal for a family – there are board games aplenty to keep everyone occupied. The master bedroom even has a jacuzzi-style bath, inviting you to have a soak after a long country walk.

There’s even a mini button-backed Chesterfield for furry friends to curl up in after bracing walks. And you're in the right spot for it – the Norfolk Broads National Park is just moments from your door. 

Giving you boundless exploring opportunities – the nearby Broads Explorer loop is perfect for cyclists. Less than twenty minutes away are the sweeping beaches at Winterton-on-Sea and Horsey, where you can get up close to the resident seal colony. And for walkers, Weaver’s Way is nearby, offering plenty of circular routes. Take it from us – you’ll be spoilt for choice.

Gather your ensemble for a games night in the dazzling conservatory with elegant grey furnishings, vintage record prints and large picture windows, or spend cosier, more intimate evenings curled up in front of the crackling fireplace with a good book in the lounge. Overlooking Waveney Valley, you'll be surrounded by farms, fields and meadows that make for wonderful countryside walks. You're also just a short fifteen-minute amble from the charming village of Somerleyton with its grand hall and fantastic pubs. Here, you'll also find tranquil footpaths and scenic cycling routes that crisscross the stunning countryside. Five minutes up the road, St. Olaves is the place to go to hire a boat for a relaxing day on the river. Meanwhile, the beaches of Gorleston and Great Yarmouth are around a twenty-minute drive. With its serene setting and well-connected location, you're in for a truly relaxing holiday. 

Somerleyton Meadows

Looking at this modern home, set in the rural countryside of Norfolk, you might not be fully convinced of its former life as a dilapidated cattle farm, but the clues are there if you know where to look. The wooden beams, for one, add plenty of character and warmth, and so does the exposed brick.

The other benefit of it having been a farm, is that there is acreage for days. In almost every direction you look, you’ll be met with untamed flora to make mornings seated out front with a fresh coffee the sort of peaceful affair you need to fully unwind. On balmier days, spend time out barbecuing, a local cider in hand, or if that seems like too much effort, open the bifold doors and let the breeze into the living area where we hope you’ll be plopped on the sofa with a good book.

Between this gorgeous space – inside and out – and the hot tub, you might not have time for much else, but don’t let the quintessential pub visit stay on the bucket list. Besides, there’s nothing like a fish and chip lunch after a visit to one of the sandy beaches.

If you’re looking for a real away-from-it-all retreat that’s truly one of a kind, then look no further than this home on the Norfolk Coast. Featured on Channel 4's Homes by the Sea, it’s located right next to the dunes at Winterton-on-Sea, in an Area of Outstanding Natural Beauty. A former working lighthouse, it’s perfect for a peaceful stay with a surreal fairytale quality. When we visited, we were particularly impressed by the unusual round rooms that stack up on top of one another. Once filled with nautical equipment, these are now well designed spaces with beautiful furniture and objects, including an impressive library, bunk-bed room for kids, living room, and finally a lofty viewing platform bedroom (not for the faint hearted). Down on ground level you’ll find a contemporary open-plan space where you can cook in the shiny stainless steel kitchen or bask in the warmth of the wood burner as you eat dinner in the relaxed dining area. Folding doors give access out into the small garden for picnics or al fresco breakfasts. Families in particular will love the easy access to seaside life, including great fish and chips, good local pubs, parks and boat-trips. The Norfolk Broads is also nearby; the UK's largest wetland area, it's perfect for boating, cycling and walking. In short, this is a great home for those who want to experience everything a Norfolk staycation has to offer, while staying somewhere with real wow factor. 

The Norfolk Beacon

Tucked way in a village three miles outside Lowestoft, this restored Victorian lodge ticks all the boxes – a homey living space, a quaint kitchen with everything you need to cook and an excellent location just a ten-minute walk from Corton Beach. As warm and inviting as the lounge is – and with a wood-burning fire and overstuffed sofa, it's downright cosy – the private garden is the star of the show. There's plenty of tables to sit and enjoy a cup of tea in the morning light, while the summer house is a sweet spot to unwind after a day of exploring. Simply fire up the barbecue and enjoy an alfresco dinner as the sun sets before retreating inside to the comfortable bedrooms. On your doorstep is Corton Woods, a local nature reserve that's perfect for scenic walks with the whole family (including dogs!), not to mention the North Sea coast if you want to sprawl out in the sand. Mix things up with a day at the local amusement park – it's five minutes away by car – or drive ten minutes into Lowestoft for seaside eateries, shopping, pubs and museums. It's the most easterly point in the UK, making it the first place to see the sunrise – early birds won't want to miss it.

Just on the outskirts of the pretty village of Filby, a short walk from the broad and a seven-minute drive from the sea, this home is in the perfect spot for exploring the best of Norfolk. Tucked away in a quiet country lane, it's a charming home with tonnes of character, ideal for a family or a small group of friends.

There's nothing dull or neutral about the interior, decorated with bold colours, quirky ornaments, vintage treasures and modern art. The heart of the home is the family room and kitchen, with its stone floor and huge kitchen island. There's a dining table as well as a breakfast bar and squashy leather sofa, so it's a big, sociable space with skylights and double doors out to the garden. A snug just around the corner is the perfect place to cuddle up in front of a film and there's a log burner for added cosiness in the winter.

But what we really love about this place is the outdoor space, which had us trying to work out how we could copy it at home. The gravel patio features an outdoor sofa for drinks in the sun while the lawn is flat and safe for children to play on. And at the end of the garden, a beautiful oak-framed shelter means you can barbecue and eat outdoors no matter the weather. Complete with bunting, a little bar and a mini-fridge, it's more than a little dreamy.

From here it's just a short stroll to the nearby pub and village shop, with Norfolk's beautiful beaches at Caister-on-Sea less than a ten-minute drive and Great Yarmouth just a little further.

As soon as you arrive, you’ll be greeted by the cottage’s cheerful exterior, framed by the lush greenery of its garden. Come inside to find a bright living room, with plush seating and an open fireplace, perfect for snuggling up on those family evenings of movies and conversation. You’ll be able to put together lovely meals in the well-equipped kitchen and savour them at the dining table or in the sun-filled conservatory. 

Step out into the lovely garden to enjoy afternoons of sunshine, and you’ll also find a barbecue here for those alfresco feasts. Later head back inside to relax and unwind in the jacuzzi, before a night of sweet dreams in the comfy bedrooms. 

Outside your cottage, you’ll find yourself close to all the gorgeous sights that this part of Norfolk has to offer, with great cycling trails and the Norwich and The Broads National Park a short distance away.

Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

The Hobart Spring Estate

If you were to picture a cute home in the Norfolk countryside, you'd imagine something like this. The whole home is in pristine condition – every inch has been carefully tidied, polished and radiates with an immaculate aesthetic. 

Even from the outside, the home exudes perfection. If you peek through a row of colourful flowers and fresh plant life, you'll discover a charming home with a majestic centrepiece – the gorgeous conservatory. 

Painted in lime green, lined with smooth tiles and supported by exposed brick walls, it's a room that oozes with style. It perfectly blends traditional design with modern comforts – find rustic furniture sitting next to new, comfy seats. 

Whatever season you visit, it's a dreamy spot to settle for breakfast, lunch or dinner. You can curl up with a book on the colder nights and snuggle into the cosy seats. On the warmer days, open out the doors and enjoy a glass of something cold on the wooden garden bench. Each sip tastes that bit crisper when you're surrounded by fresh, country air. 

Wander inside from the conservatory and discover a quaint living room with contemporary touches. An exposed brick fireplace adds a cosy ambiance, enhanced by the low-vaulted wooden beams stretching across the ceiling. 



Pristine Picture

There are too many good things about The Hobart Spring to list, but suffice to say that it’s every bit as good as it looks. Most of the buildings date to the 1470s, when Sir James Hobart (later attorney general to the king) built his family home. Our favourite room (not an easy decision) is the kitchen, which looks beautifully traditional, but alongside the Aga, has an electric oven, gas hob, espresso machine and more. You can also pick herbs from the raised beds in the back. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The Hobart Spring

Once a rectory in a former life, this handsome stone house surrounded by well-kempt grounds mixes rural charm with enough contemporary flourishes to make it palatable for 21st-century travellers.

A wander about the home will show you exactly what we mean. There's an emphasis on old-fashioned warmth and cosiness in many of the spaces, from the snug complete with a wood-burning fireplace and the library with shelves packed full of books to the master bathroom with a freestanding bathtub. By contrast, the kitchen is all sleek surfaces and clean lines, save for the Aga.

During the warmer months, guests have the option of heading outside and making the most of the wraparound garden, which has its own iron rose pavilion, a treehouse and a firepit by which to get toasty on summer evenings. The south-facing outdoor space is home to plenty of wildlife, which can be spotted using the telescope positioned by the library window.

If you want to see some non-native species, Pettitts Animal Adventure Park takes just over twenty-five minutes to reach in the car. It takes a similar amount of time to get to both Gorleston-on-Sea and the city of Norwich, so there are days outs for all tastes here.

If you’re keen to explore, grab your binoculars and head over to Upton Fen to catch sight of buzzards and march harriers. When nothing but a crisp pint in a pub garden will do, the White Horse is a fifteen-minute walk away. Spend balmy afternoons strolling along the unspoilt beaches of Caister-on-Sea, reached in twenty minutes by car, or head into the city of Norwich to sample the fantastic selection of independent shops, cafes and restaurants.

This Grade II listed Manor House is located in the Norfolk Broads National Park and has its own private waterway and a walled garden set in twelve acres of private parkland, providing a sense of English countryside tranquillity. 

We would love nothing more than to enjoy a lie-in here before taking a post-breakfast leisurely stroll around the garden. Or hop into the car and head to the beach – a short nine-minute drive away – to indulge in the soothing sounds of crashing waves and the soft sand beneath our feet. What’s more, the Norfolk Broads National Park provides great country walks, and its proximity to the coast means you can even go sea fishing.

In the late afternoon, why not enjoy a British afternoon tea in the garden on sunny days? Or, on rainy days, curl up with a good book in the home’s parlour, or spend a few cosy hours watching a movie in the cinema snug. 

On warm and dry days, a typical English summer barbecue is in order. So light the charcoals and cook up a smoky, delicious feast. If the weather means this isn’t possible, then the kitchen has plenty of space to create an equally as fantastic meal (and it even has two dishwashers). Then, after a family dinner, unwind with a relaxing bath in the freestanding bathtubs before it’s time to sleep in four-poster elegance.

So, roam up the river and admire the views before you stop for lunch at one of the restaurants, pubs or cafes, many of which even offer riverside seating. 

The village of Neatishead itself is also a quiet and unspoilt area of Norfolk, with its own pub, village shop and swim barn – a pool which you can book online. Plus, there are plenty of country lanes that make great places for walking or cycling. 

In the evening, when the weather allows it, we would love nothing more than to dine alfresco in the garden at this home. Then, snuggle up inside with a good book or play a board game together.

This pretty 16th Century cottage is full of character and light. Relax on the large enclosed courtyard with its beautiful blossom tree and flower baskets – it’s the perfect spot to enjoy a glass of rosé wine. At night the tree is lit up with twinkling lights giving the space a magical feel.

If it gets a bit chilly, head inside and sit next to the large inglenook fireplace with its cosy wood-burning stove. We love this room with its historic beams and antiques. If you don’t fancy eating out, rustle up a dinner using some local fresh seafood from the fisherman’s huts at Aldeburgh, a twenty-minute drive away.

Closer to home, the centre of Wickham Market is 50 yards away, where you’ll find a range of shops including a butchers, antique store and beauty salon, as well as an arts centre. There are a couple of restaurants here as well as a fish n’ chips shop, while there are many pubs nearby, including one in the village of Ufford, a one to two-hour walk from the cottage (or a four-minute drive). Your lovely hosts provide bikes for free, too, if you want to explore the area on two wheels.


Chaffinch Cottage

Tucked away in Rendlesham Forest, this quintessentially English cottage is as dreamily secluded as it is beautifully striking. The brick-and-stone facade contrasts with the modern extension. Lofty windows capture sweeping green views of woodland and rolling fields, and fill the home with glorious light. These views are best seen from the master bedroom where you'll find high ceilings, decorative beams, and a modern country aesthetic. This home has a farmhouse feel - window sills and kitchen cupboards are painted a cool sage green and you'll find a wood-burning stove in the sitting room. Cooking in the stunning rustic kitchen is easy with its modern amenities, and the exposed brickwork, colourful rugs and elegant dining space make for an idyllic socialising spot. Nature is so easy to access here as the back gate opens directly onto the forest. You can walk for miles or take the 15-minute drive to the beach at Shingle Street for a day at the seaside. This home is nestled in the heart of the Brecks, where wild forests, craggy heaths and twisted pines are rife for rambling. As well as having all the essentials for a romantic getaway, there are house plants, colourful pieces of artwork and a turquoise accent wall to give the place a bit of character without overdoing it — one of the hosts is an interior designer, can't you tell? Out through the glass door, there's a large garden with a cosy seating area at the far end and plenty of potted plants dotted about. You'll find that there's a real sense of peace here. The local village of Banningham is small — albeit with a well-recommended gastropub — and there are plenty of outdoor excursions to fill your days with nearby. The birthplace of Anne Boleyn, Blickling Estate, takes ten minutes to reach in the car, while Cromer Beach is a seventeen-minute drive away, too.

Blue Eyed Soul

This one-of-a-kind barn conversion definitely has the wow factor. With an ancient shell, but an interior straight out of a contemporary design magazine, it’s no wonder it was featured in the Times’ Best Holiday Houses for Groups in Britain in 2018. The heart of the home is the enormous open-plan living area, with its soaring ceilings and wall of glass. We can imagine some really special meals here. There are six bedrooms, most of which have splendid views over rolling fields, and the hot tub in the lower ground bedroom is a real touch. Pour a glass of something cold and relax on the patio while the younger guests run wild in the large garden (just over an acre) or a stroll into the village. Chelsworth is basically an open-air history museum, with wattle and daub houses that are mostly unchanged since the 17th Century, and a country pub for that delicious post-walk pint.
