Looking at this modern home, set in the rural countryside of Norfolk, you might not be fully convinced of its former life as a dilapidated cattle farm, but the clues are there if you know where to look. The wooden beams, for one, add plenty of character and warmth, and so does the exposed brick.

The other benefit of it having been a farm, is that there is acreage for days. In almost every direction you look, you’ll be met with untamed flora to make mornings seated out front with a fresh coffee the sort of peaceful affair you need to fully unwind. On balmier days, spend time out barbecuing, a local cider in hand, or if that seems like too much effort, open the bifold doors and let the breeze into the living area where we hope you’ll be plopped on the sofa with a good book.

Between this gorgeous space – inside and out – and the hot tub, you might not have time for much else, but don’t let the quintessential pub visit stay on the bucket list. Besides, there’s nothing like a fish and chip lunch after a visit to one of the sandy beaches.

Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

The Hobart Spring Estate

It may well go without saying, but farmyard barns tend to be quite large, so when they're converted into homes, they also fall into the larger camp. That's certainly the case with this property close to the Suffolk village of Barsham. Finished in a contemporary neutral colour scheme, it's unlikely that guests will be short of space at any point. The kitchen has plenty of surfaces for preparing a hearty feast, while the long dining table can only be described as banquet-esque. The open-concept living space comes with a free-standing wood burner, as well as glass doors looking out to bucolic views. Out the back, there's a large enclosed garden complete with a barbecue and an alfresco dining set-up. When you fancy taking in the great outdoors, there are three circular walks that start nearby and the coastal town of Lowestoft can be reached in half an hour in the car.

Located just a fifteen-minute walk from the charming village of Somerleyton, with its grand hall and traditional pubs, there's plenty to see and do in the area – walking, and cycle paths, boats for hire in St. Olaves. The nearest beach is a quick ten-minute drive away, while the lovely seaside towns of Gorleston and Great Yarmouth are approximately twenty minutes in the car. But we really wouldn't blame you if you stayed put at home. After all, the main house boasts a pool table, a large lounge, an impressive dining room and four elegant bedrooms. On top of that, guests can delight in sweeping views of Waveney Valley. Wander out into the sprawling picturesque garden, and you’ll find a rustic fire pit and wood-burning hot tub to pass the time in. There’s also a delightful shepherd's hut where two additional guests can stay, providing an intimate space to enjoy a little more peace, quiet and privacy close to nature. Reconnect with the countryside at this lovely retreat and explore the Norfolk Broads and Suffolk Heritage Coast.

Somerleyton

There are too many good things about The Hobart Spring to list, but suffice to say that it’s every bit as good as it looks. Most of the buildings date to the 1470s, when Sir James Hobart (later attorney general to the king) built his family home. Our favourite room (not an easy decision) is the kitchen, which looks beautifully traditional, but alongside the Aga, has an electric oven, gas hob, espresso machine and more. You can also pick herbs from the raised beds in the back. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The Hobart Spring

This is a charming barn conversion that's been beautifully renovated with high spec fittings and furnishings. It has ample space, indoors and out, for large groups of loved ones or cherished friends (including the furry kind) to get together in the glorious Suffolk countryside. And it's just 15 minutes’ drive from the nearest beach. The garden is a palette of greens, featuring an idyllic pond-side patio with alfresco dining and your very own pétanque (boules) court. One thing that really stands out is the superbly sociable space offered by the open-plan kitchen, dining and lounge area: three distinct spaces stitched together so the whole group can feel connected whilst having the flexibility to do your own thing. The chefs among your party will certainly appreciate this architectural quirk. Another large living room, complete with a wood-burning stove and French windows, offers a change of tone, perfect for an after-dinner game of charades or a quiet nightcap before retiring to the comfort of your rooms.

The property is beautifully located in a village called Barsham only 2 miles from the popular town of Beccles, and comprises of two separate dwellings that can be booked together to welcome up to 20 guests – The Hen House and Daisy Cottage. Nestled on a farm alongside a small glamping site, there is plenty to see and do right on your doorstep from collecting eggs to enjoying the other farm animals. There are also three circular walks from our site ranging in miles as well as cycle routes nearby ideal for guests looking for an active holiday. The Hen House, sleeps 14, offers two large open plan living areas comprising of a kitchen, dining space and sitting area. Overlooking Waveney Valley, you'll be surrounded by farms, fields and meadows that make for wonderful countryside walks. You're also just a short fifteen-minute amble from the charming village of Somerleyton with its grand hall and fantastic pubs. Here, you'll also find tranquil footpaths and scenic cycling routes that crisscross the stunning countryside. Five minutes up the road, St. Olaves is the place to go to hire a boat for a relaxing day on the river. Meanwhile, the beaches of Gorleston and Great Yarmouth are around a twenty-minute drive. With its serene setting and well-connected location, you're in for a truly relaxing holiday.

Once a rectory in a former life, this handsome stone house surrounded by well-kempt grounds mixes rural charm with enough contemporary flourishes to make it palatable for 21st-century travellers.

A wander about the home will show you exactly what we mean. There's an emphasis on old-fashioned warmth and cosiness in many of the spaces, from the snug complete with a wood-burning fireplace and the library with shelves packed full of books to the master bathroom with a freestanding bathtub. By contrast, the kitchen is all sleek surfaces and clean lines, save for the Aga.

During the warmer months, guests have the option of heading outside and making the most of the wraparound garden, which has its own iron rose pavilion, a treehouse and a firepit by which to get toasty on summer evenings. The south-facing outdoor space is home to plenty of wildlife, which can be spotted using the telescope positioned by the library window.

If you want to see some non-native species, Pettitts Animal Adventure Park takes just over twenty-five minutes to reach in the car. It takes a similar amount of time to get to both Gorleston-on-Sea and the city of Norwich, so there are days outs for all tastes here.

Found among peaceful Suffolk woodland and surrounded by fragrant lavender plants, this traditional cottage recently underwent a complete renovation. Lots of original features were retained — such as the exposed brickwork and the inglenook fireplace in which a log burner sits for those chilly nights — but the rest was spruced up to the high standards demanded by twenty-first-century travellers. The palette of muted greys and recessed ceiling spotlights feels particularly en vogue, while the private garden with its neat plant beds and alfresco seating on the patio really makes the most of the space. You’ll find a farm shop a half-hour walk away in the nearby village of Wangford, but if you don’t fancy cooking, there’s also a gastropub ten minutes away on foot, too. In terms of days out, you really are spoilt for choice. The seaside town of Southwold takes less than a quarter of an hour to reach in the car, while RPSB Minsmere can be reached in just under twenty-five minutes.

This Suffolk country home is a real feast for the senses. There are a whole host of features that you would expect to see in a rural property — for instance, the wooden ceiling beams, flagstone flooring, and antique beds. However, there are also lots that you wouldn't, like the eclectic art collection, the bright colour palette, and even an enviable amount of lego figurines. Though the inside is quirky as can be, the real fun starts when you head outside. On the patio, guests will find a barbecue, plenty of seating and a hot tub — that's summer evenings sorted, then. Venture further into the grounds and you'll come across a children's play area and a replica space rocket installation. The nearest village with a pub — Westhall — is less than twenty minutes' walk away, while the seaside town of Southwold can be reached in a similar amount of time in the car. However, if you just fancy staying in, the host can arrange for a private chef, masseuse or nail therapist to pay a visit to the house.

The home itself is comfortable and attractive, with the star of the show undoubtedly being the orangery. From this glass-walled room, you can enjoy wonderful views over the acre of gardens and the surrounding rolling fields, and watch gorgeous sunsets. There’s also a terrace with a fire pit, barbecue and pizza oven, ideal for warm summer evenings.

You’ll be staying in the hamlet of Ilketshall St Margaret, just south of the picturesque market town of Bungay. Here you’ll find plenty of shopping and dining opportunities, and you can get there in just ten minutes by car (the barn has plenty of parking) or half an hour by bicycle. After all, you’ll also be surrounded by a warren of National Cycle Routes, guaranteed to keep any keen cyclists busy. Elsewhere, Lowestoft and its beach are a half an hour drive and the medieval city of Norwich is forty minutes away by car.

Upstairs, you'll find the three bedrooms, including a lovely main room with plenty of clothes storage so you can unpack and settle in. The second bedroom features a stunning custom-built shelving unit that houses everything from books to houseplants, while the third bunk room is perfect for the kids.

The cottage is under a quarter of a mile from the beach and there's a highly rated fish and chip shop just a few doors down, so order yourself a catch of the day and eat in the dappled sunlight of the courtyard garden, or head down to the beach for an impromptu alfresco dinner overlooking the sea.

Pack up the extended family, including your furry friends, and head to the beautiful shores of Kessingland Beach. The hardest job in this home will be deciding whether to stay and enjoy the stunning sea views or head out to explore the miles of glorious beaches. Thanks to a home cinema, a basement games room, a huge lawn for football or croquet, and two sun-drenched terraces, there’s plenty of space for everyone to come together for family fun. And if you’re after a moment of relaxation, a soak in the roll top bath tub or nestling into the sofa by the wood burning stove should do the trick. Best of all though, you’re moments away from the beach, so whether you enjoy surfing, sunbathing or swimming, this coastal home grants you easy access to the coast and all it has to offer.

Getting out to the countryside is a treat on its own – add some rescued horses (there's an on-site horse sanctuary) and a 400-acre estate to roam, and we are sold. This cosy home sits on the Broads National Park border, which boasts over 125 miles of tranquil rivers and lakes that you can explore. Fritton Lake is a six-minute drive or a thirty-minute walk – spend a day out kayaking, or head out to the Norfolk beaches – Lowestoft and Great Yarmouth are both around twenty minutes in the car. 

When you return, this home will greet you like a hot cup of cocoa – the muted wall colours are soothing. Whip up some dinner with some fresh, local Norfolk produce and enjoy the fruits of your labour at the dining table. This place is ideal for a family – there are board games aplenty to keep everyone occupied. The master bedroom even has a jacuzzi-style bath, inviting you to have a soak after a long country walk.

Just two miles from pretty Covehithe Beach, this family-size home has period charm, a cosy feel and plenty of space – both indoors and out. Extended to the rear and into the attic, it comes with a big living room with a bay window to the front and an impressive open-plan kitchen, dining and family space on the ground floor. 

With a log burner for winter stays and a lovely patio for summer breaks, it's got everything you could need. The three bedrooms are split across the top two floors, along with a Victorian-inspired bathroom with a freestanding bathtub, and we just love the iron bed in the main bedroom.

But this home has a little surprise at the bottom of the lawned garden too – a 'disco shed' complete with a big TV, leather sofa and handmade bar. Settle down on one of the bar stools and sip a cocktail as you choose a film to screen.

Close to the coast, there's lots to see and do a short drive from your door, from exploring Benacre National Nature Reserve on foot to eating out at one of Southwold's many excellent eateries.

On a street of candy-colored cottages, an eight-minute walk from Southwold Pier, your home is painted in a dreamy pale blue, with terracotta roof tiles, and a cute white door beckoning you inside. Built in 1850, you’ll love the original features like exposed wooden beams, a winding staircase, and wood-burning fireplace in the lounge. We think this is the perfect spot to settle down on the sofa, crack open a bottle of fizz, and say cheers to the start of your holiday. Another option would be sipping champagne in the luxurious freestanding tub, or taking celebrations out to your private patio on a sunny afternoon. When you get peckish, take a wander to your nearest chippie, three minutes away. The real highlight of the apartment is outside space – complete with garden furniture, a barbecue and a tall wooden fence for added privacy – sitting out on the patio with a glass of chilled wine is a dreamy way to bookmark any day if you ask us. Perfectly placed, walk to sandy Great Yarmouth Beach in less than twelve minutes and be at Nelson's Monument and the lively town centre in under half an hour. We'd especially recommend a trip to the Merrivale Model Village if you're after a fun family day out – as with most of the popular attractions, it's well within reach here. 

Town Is By The Sea

If you’re looking for a classic British seaside holiday experience, this pastel blue cottage in Southwold should do the trick. It’s right in the heart of the town, with the iconic lighthouse in view, but still retains a sense of calm. Maybe that’s down to the oceanic colour scheme inside, which reminds you that the shore is just a few minutes walk away. There’s a gas fireplace to keep the living room cosy-warm after a day catching the sea air, and a splendid selection of holiday reads on the bookshelves.

Take a wander down the pier, admire the brightly painted beach huts, or go for a swim if the water’s not too chilly (it is the North Sea after all) – this is all just a seven-minute stroll along the seafront away. For the more adventurous, the Suffolk Heaths beckon, with their woodlands, estuaries. 

In the Navy

The coastal village of Southwold, like most English seaside towns, has a splendid mix of quaint shops, rustic pubs, and chippies. A twelve-minute walk from its traditional pier, and fourteen from the boating lake, this cottage is a perfect base for exploring the local delights. As you enter through the red brick archway, stepping inside the home is like being transported to old England. You’ll immediately feel a warm welcome for the original wooden beams and fireplace in the lounge. With muted colours throughout, it’s a calming space for a country retreat. White walls bring a fresh and modern feel, with some quirky features like a funky chandelier in the master bedroom. Outside, we love the idea of sitting out in sun on the peaceful patio, with a cup of tea and a novel. And to pique the interest of literature fans, Southwold is a former stomping ground of George Orwell. A far cry from the urban dystopias of some novels, the fictional town from 'A Clergyman’s Daughter' is based on this very village. See if you can find the Orwell plaque in town (hint: follow the smell of fish and chips).

Knype Hill

Set in the heart of Southwold, this cute-as-a-button cottage was built by French Huguenots in the 17th century. And while some original features remain, namely the inglenook fireplace and shipyard reclaimed beams, the home has been lovingly renovated to bring it right up to the minute. Breakfast is to be taken in the vibrant courtyard, with produce from the nearby greengrocers and family-run butchers. Pack a picnic and slap on your sun cream – the sand and shingle of Denes Beach await. A ten-minute stroll places you right on the seafront, where bracing swims are optional but soft serve ice cream is compulsory. Return home with a steaming bag of fish and chips or nip to the pub, just two minutes from your doorstep, for some proper grub and a well-deserved gin and tonic. 

Sea Heather House

It's easy to see the draw of this period home located in the picturesque fishing village of Walberswick, just across the harbour from Southwold. From nearly every stylish room, you'll be able to catch a glimpse of the sea.

An excellent choice for a family seaside getaway, you're just a short walk from the beach for mornings of sandcastle building and kite flying. When tummies start to grumble, the village tearoom is a delight, or for something a little heartier, dive into one of the two charming pubs or walk over to Southwold via the footbridge for a fish and chip lunch.

Back at home, this period property may have old bones, but inside, everywhere feels refreshingly contemporary and playful, with vibrant textiles and intriguing artwork add layers of interest and style. Between cosy nights by the fire and days spent lounging on Southwold beach, this cottage is an excellent way to explore the Suffolk coast at any time of the year. The house has an open-plan kitchen-living-dining area, so sociable evenings with friends or family are a guarantee – and the kitchen has everything you’ll need to cook for the group. Upstairs, the cosy bedrooms, two of which are king-sized, are perfect for crashing out after a day spent walking the nearby nature reserves. Southwold village is less than five minutes away on foot – here you can peer into independent boutiques, stock up at the deli or indulge your inner beer connoisseur at Adnams Brewery. On sunny days, nab a perch on Southwold beach and wander over to the iconic pier. The neighbouring villages and towns are also excellent day trips – Walberswick to the south is excellent for fish and chips while further down, Thorpeness has a Peter Pan-inspired boating lake.

If you’re looking to enjoy Southwold, you’ll be perfectly positioned – just an eight-minute walk from the popular pier and sandy beach. Spend mornings getting tea or coffee in town before strolling along the shore on the promenade. There’s plenty of footpaths across the marshes to lead you around the less travelled parts of town too if you’re craving scenic adventure. Then return home to your lovely cottage, which brings the carefree spirit of the seaside into its effortlessly chic décor. We love the roomy sage-coloured kitchen, ideal for preparing home-cooked meals for the whole family to enjoy at the large wooden table. Then let the kids run around the grassy lawn, or settle in the bright living area with your holiday reads and a board game. The light wood parquet flooring and stylish modern light fixtures make this classic cottage feel contemporary and cool, even in a place as charmingly constant as Southwold.

Gather the group together for a special seaside holiday – this home can comfortably accommodate the extended family or a large group of friends. It’s positioned right next to the ocean, views of which you can enjoy from many of the home’s windows or from the beautifully landscaped gardens. Fire up the barbecue for lazy alfresco lunches, or prepare feasts in the well-equipped kitchen to enjoy in the grand dining hall complete with ocean views. The bedrooms are all equally bright and comfortable, but we have a certain soft spot for the upstairs library. With dozens of books to choose from and a home full of ocean-view window seats, both the casual reader and serious bookworm will be utterly delighted. When you take your eyes off the page, you’ll be very conveniently located in the middle of Southwold, less than a five-minute walk from bakeries, pubs and shops, not to mention the lovely stretch of beach. Sunbathe on the golden sands or take long meandering walks along the coast – when you’re this close to the ocean, part of the day is spent just feeling lucky.

Set in Southwold’s East Cliff, this home truly couldn’t be closer to the shorefront. As well as the convenience of living a few steps from the beach, the home gives you stunning views over the beach and promenade, which looks plucked straight out of a postcard.
