Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

The Hobart Spring Estate

There are too many good things about The Hobart Spring to list, but suffice to say that it’s every bit as good as it looks. Most of the buildings date to the 1470s, when Sir James Hobart (later attorney general to the king) built his family home. Our favourite room (not an easy decision) is the kitchen, which looks beautifully traditional, but alongside the Aga, has an electric oven, gas hob, espresso machine and more. You can also pick herbs from the raised beds in the back. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

Looking at this modern home, set in the rural countryside of Norfolk, you might not be fully convinced of its former life as a dilapidated cattle farm, but the clues are there if you know where to look. The wooden beams, for one, add plenty of character and warmth, and so does the exposed brick.

The other benefit of it having been a farm, is that there is acreage for days. In almost every direction you look, you’ll be met with untamed flora to make mornings seated out front with a fresh coffee the sort of peaceful affair you need to fully unwind. On balmier days, spend time out barbecuing, a local cider in hand, or if that seems like too much effort, open the bifold doors and let the breeze into the living area where we hope you’ll be plopped on the sofa with a good book.

Between this gorgeous space – inside and out – and the hot tub, you might not have time for much else, but don’t let the quintessential pub visit stay on the bucket list. Besides, there’s nothing like a fish and chip lunch after a visit to one of the sandy beaches.

This is a charming barn conversion that's been beautifully renovated with high spec fittings and furnishings. It has ample space, indoors and out, for large groups of loved ones or cherished friends (including the furry kind) to get together in the glorious Suffolk countryside. And it's just 15 minutes’ drive from the nearest beach. The garden is a palette of greens, featuring an idyllic pond-side patio with alfresco dining and your very own pétanque (boules) court. One thing that really stands out is the superbly sociable space offered by the open-plan kitchen, dining and lounge area: three distinct spaces stitched together so the whole group can feel connected whilst having the flexibility to do your own thing. The chefs among your party will certainly appreciate this architectural quirk. Another large living room, complete with a wood-burning stove and French windows, offers a change of tone, perfect for an after-dinner game of charades or a quiet nightcap before retiring to the comfort of your rooms.

It may well go without saying, but farmyard barns tend to be quite large, so when they're converted into homes, they also fall into the larger camp. That's certainly the case with this property close to the Suffolk village of Barsham. Finished in a contemporary neutral colour scheme, it's unlikely that guests will be short of space at any point. The kitchen has plenty of surfaces for preparing a hearty feast, while the long dining table can only be described as banquet-esque. The open-concept living space comes with a free-standing wood burner, as well as glass doors looking out to bucolic views. Out the back, there's a large enclosed garden complete with a barbecue and an alfresco dining set-up. When you fancy taking in the great outdoors, there are three circular walks that start nearby and the coastal town of Lowestoft can be reached in half an hour in the car.

This Suffolk country home is a real feast for the senses. There are a whole host of features that you would expect to see in a rural property — for instance, the wooden ceiling beams, flagstone flooring, and antique beds. However, there are also lots that you wouldn't, like the eclectic art collection, the bright colour palette, and even an enviable amount of lego figurines. Though the inside is quirky as can be, the real fun starts when you head outside. On the patio, guests will find a barbecue, plenty of seating and a hot tub — that's summer evenings sorted, then. Venture further into the grounds and you'll come across a children's play area and a replica space rocket installation. The nearest village with a pub — Westhall — is less than twenty minutes' walk away, while the seaside town of Southwold can be reached in a similar amount of time in the car. However, if you just fancy staying in, the host can arrange for a private chef, masseuse or nail therapist to pay a visit to the house.

Perfect for families, this lovely home stands in Spexhall, on the outskirts of Halesworth. It’s close to the seaside towns of Southwold and Walberswick, and there’s plenty to explore nearby. The home itself is comfortable and attractive, with the star of the show undoubtedly being the orangery. From this glass-walled room, you can enjoy wonderful views over the acre of gardens and the surrounding rolling fields, and watch gorgeous sunsets. There’s also a terrace with a fire pit, barbecue and pizza oven, ideal for warm summer evenings. 

The Pilgrim's Path

Found among peaceful Suffolk woodland and surrounded by fragrant lavender plants, this traditional cottage recently underwent a complete renovation. Lots of original features were retained — such as the exposed brickwork and the inglenook fireplace in which a log burner sits for those chilly nights — but the rest was spruced up to the high standards demanded by twenty-first-century travellers. The palette of muted greys and recessed ceiling spotlights feels particularly en vogue, while the private garden with its neat plant beds and alfresco seating on the patio really makes the most of the space. You’ll find a farm shop a half-hour walk away in the nearby village of Wangford, but if you don’t fancy cooking, there’s also a gastropub ten minutes away on foot, too. In terms of days out, you really are spoilt for choice. The seaside town of Southwold takes less than a quarter of an hour to reach in the car, while RPSB Minsmere can be reached in just under twenty-five minutes.

A Rainbow Shines

Once a rectory in a former life, this handsome stone house surrounded by well-kempt grounds mixes rural charm with enough contemporary flourishes to make it palatable for 21st-century travellers.

A wander about the home will show you exactly what we mean. There's an emphasis on old-fashioned warmth and cosiness in many of the spaces, from the snug complete with a wood-burning fireplace and the library with shelves packed full of books to the master bathroom with a freestanding bathtub. By contrast, the kitchen is all sleek surfaces and clean lines, save for the Aga.

During the warmer months, guests have the option of heading outside and making the most of the wraparound garden, which has its own iron rose pavilion, a treehouse and a firepit by which to get toasty on summer evenings. The south-facing outdoor space is home to plenty of wildlife, which can be spotted using the telescope positioned by the library window.

If you want to see some non-native species, Pettitts Animal Adventure Park takes just over twenty-five minutes to reach in the car. It takes a similar amount of time to get to both Gorleston-on-Sea and the city of Norwich, so there are days outs for all tastes here.

Nestled on a farm alongside a small glamping site, there is plenty to see and do right on your doorstep from collecting eggs to enjoying the other farm animals. There are also three circular walks from our site ranging in miles as well as cycle routes nearby ideal for guests looking for an active holiday. The Hen House, sleeps 14, offers two large open plan living areas comprising of a kitchen, dining space and sitting area. Barsham Bliss

Hidden down a quiet cul-de-sac in the market town of Halesworth, this peaceful bungalow is an ideal retreat. Smartly modernised, its neutral interiors are comfortable and contemporary, with cosy sofas in the open-plan living room. There's a pristine kitchen, fitted with everything you could need for cooking at home, along with good size bedrooms and a fabulous rain shower in the bathroom. We love the outside space here, with a table and chairs overlooking the lawns – the perfect spot for a few glasses of wine and a bite to eat on summer evenings. Just a couple of minutes walk from the centre of town, you can easily head out to discover the performing arts venues, shops and restaurants nearby. Or head further afield to enjoy beaches, walks and cycling in the surrounding countryside – Minsmere Nature Reserve, Dunwich Heath and Southwold are all within a twenty-five-minute drive.

You’ll be staying in the hamlet of Ilketshall St Margaret, just south of the picturesque market town of Bungay. Here you’ll find plenty of shopping and dining opportunities, and you can get there in just ten minutes by car (the barn has plenty of parking) or half an hour by bicycle. After all, you’ll also be surrounded by a warren of National Cycle Routes, guaranteed to keep any keen cyclists busy. Elsewhere, Lowestoft and its beach are a half an hour drive and the medieval city of Norwich is forty minutes away by car.

And while some original features remain, namely the inglenook fireplace and shipyard reclaimed beams, the home has been lovingly renovated to bring it right up to the minute. Breakfast is to be taken in the vibrant courtyard, with produce from the nearby greengrocers and family-run butchers. Pack a picnic and slap on your sun cream – the sand and shingle of Denes Beach await. A ten-minute stroll places you right on the seafront, where bracing swims are optional but soft serve ice cream is compulsory. Return home with a steaming bag of fish and chips or nip to the pub, just two minutes from your doorstep, for some proper grub and a well-deserved gin and tonic.

Set on the Suffolk coast, just a stone's throw from the beach, you'll find this charming former fisherman's cottage. Your hosts have recently renovated this home from home with your needs in mind, yet they've retained plenty of its undeniable period charm in the process.

Inside, the living room is decorated in soothing green tones, with plenty of comfortable Chesterfield seating and a wood burner that makes for idyllic nights telling tall tales around the fire. Elsewhere, the dining room has seating for four and a convenient workspace for anyone who can't quite leave the office behind. Finally, there's a compact kitchen equipped with everything you might need to whip up family feasts, plus an inviting bathroom with a Victorian rolltop bath for some evening 'you' time.

Upstairs, you'll find the three bedrooms, including a lovely main room with plenty of clothes storage so you can unpack and settle in. The second bedroom features a stunning custom-built shelving unit that houses everything from books to houseplants, while the third bunk room is perfect for the kids.

The cottage is under a quarter of a mile from the beach and there's a highly rated fish and chip shop just a few doors down, so order yourself a catch of the day and eat in the dappled sunlight of the courtyard garden, or head down to the beach for an impromptu alfresco dinner overlooking the sea.

Blue Persuasion

The coastal village of Southwold, like most English seaside towns, has a splendid mix of quaint shops, rustic pubs, and chippies. A twelve-minute walk from its traditional pier, and fourteen from the boating lake, this cottage is a perfect base for exploring the local delights. As you enter through the red brick archway, stepping inside the home is like being transported to old England. You’ll immediately feel a warm welcome for the original wooden beams and fireplace in the lounge. With muted colours throughout, it’s a calming space for a country retreat. White walls bring a fresh and modern feel, with some quirky features like a funky chandelier in the master bedroom. Outside, we love the idea of sitting out in sun on the peaceful patio, with a cup of tea and a novel. And to pique the interest of literature fans, Southwold is a former stomping ground of George Orwell. A far cry from the urban dystopias of some novels, the fictional town from 'A Clergyman’s Daughter' is based on this very village. See if you can find the Orwell plaque in town (hint: follow the smell of fish and chips).

This pretty little timber-framed cabin is just perfect for a peaceful retreat for two. You get the best of both worlds here – you’re in a tranquil rural setting, with your very own garden, but the nearest village, Wrentham, is just two miles away. The cabin is filled with light and decorated in a simple, modern style. Whether you have breakfast in bed, at the dining table or in the garden, you’ll be surrounded by calming greenery wherever you look. 

The popular seaside town of Southwold is a mere fifteen-minute drive away, with its famous pier and long sandy beach. It's a foodie town, with all sorts of great places to eat and drink, and real ale fans can tour the Adnams Brewery in the town centre. Other nearby attractions worth a visit include the coastal gems of Covehithe, Walberswick and Aldeburgh.

Spend mornings getting tea or coffee in town before strolling along the shore on the promenade. There’s plenty of footpaths across the marshes to lead you around the less travelled parts of town too if you’re craving scenic adventure. Then return home to your lovely cottage, which brings the carefree spirit of the seaside into its effortlessly chic décor. We love the roomy sage-coloured kitchen, ideal for preparing home-cooked meals for the whole family to enjoy at the large wooden table. Then let the kids run around the grassy lawn, or settle in the bright living area with your holiday reads and a board game. The light wood parquet flooring and stylish modern light fixtures make this classic cottage feel contemporary and cool, even in a place as charmingly constant as Southwold. 

Brine and Sand

Once part of a working dairy, this Grade II-listed cottage is now the perfect jumping-off point for exploring Southwold and the Suffolk coast. Boasting original brick floors and 19th-century character, every inch of this home is as warm and cosy as you'd expect. Snuggle up for a film night in the living area, where squishy leather sofas and shelves brimming with well-thumbed books invite you to kick back and relax. The dining table, meanwhile, was made for big family dinners and the charming window seat is an excellent spot for afternoon tea. When the sun is shining, open the French doors and relax in the south-facing garden, which provides a grassy patch for lawn games, tables and chairs for alfresco dining and a barbecue for summer evenings. And, if you need to check in with the office, a separate snug is the ideal place to work from home.

Nestled in the Southwold South Green area, you're only a three-minute walk from the sprawling beach, where dips in the North Sea and sunbathing on the shore are a given. After a stroll along the seafront promenade, pick up supplies from independent butchers, delis and bakeries on the high street – just a short stroll away – followed by a tasting tour at Adnams Brewery, five minutes on foot.

Just two miles from pretty Covehithe Beach, this family-size home has period charm, a cosy feel and plenty of space – both indoors and out. Extended to the rear and into the attic, it comes with a big living room with a bay window to the front and an impressive open-plan kitchen, dining and family space on the ground floor. 

With a log burner for winter stays and a lovely patio for summer breaks, it's got everything you could need. The three bedrooms are split across the top two floors, along with a Victorian-inspired bathroom with a freestanding bathtub, and we just love the iron bed in the main bedroom.

But this home has a little surprise at the bottom of the lawned garden too – a 'disco shed' complete with a big TV, leather sofa and handmade bar. Settle down on one of the bar stools and sip a cocktail as you choose a film to screen.

Close to the coast, there's lots to see and do a short drive from your door, from exploring Benacre National Nature Reserve on foot to eating out at one of Southwold's many excellent eateries.
