Looking at this modern home, set in the rural countryside of Norfolk, you might not be fully convinced of its former life as a dilapidated cattle farm, but the clues are there if you know where to look. The wooden beams, for one, add plenty of character and warmth, and so does the exposed brick.

The other benefit of it having been a farm, is that there is acreage for days. In almost every direction you look, you’ll be met with untamed flora to make mornings seated out front with a fresh coffee the sort of peaceful affair you need to fully unwind. On balmier days, spend time out barbecuing, a local cider in hand, or if that seems like too much effort, open the bifold doors and let the breeze into the living area where we hope you’ll be plopped on the sofa with a good book.

Between this gorgeous space – inside and out – and the hot tub, you might not have time for much else, but don’t let the quintessential pub visit stay on the bucket list. Besides, there’s nothing like a fish and chip lunch after a visit to one of the sandy beaches.

It has ample space, indoors and out, for large groups of loved ones or cherished friends (including the furry kind) to get together in the glorious Suffolk countryside. And it's just 15 minutes’ drive from the nearest beach. The garden is a palette of greens, featuring an idyllic pond-side patio with alfresco dining and your very own pétanque (boules) court. One thing that really stands out is the superbly sociable space offered by the open-plan kitchen, dining and lounge area: three distinct spaces stitched together so the whole group can feel connected whilst having the flexibility to do your own thing. The chefs among your party will certainly appreciate this architectural quirk. Another large living room, complete with a wood-burning stove and French windows, offers a change of tone, perfect for an after-dinner game of charades or a quiet nightcap before retiring to the comfort of your rooms.

Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

The Hobart Spring Estate

There are too many good things about The Hobart Spring to list, but suffice to say that it’s every bit as good as it looks. Most of the buildings date to the 1470s, when Sir James Hobart (later attorney general to the king) built his family home. Our favourite room (not an easy decision) is the kitchen, which looks beautifully traditional, but alongside the Aga, has an electric oven, gas hob, espresso machine and more. You can also pick herbs from the raised beds in the back. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

Perfect for families, this lovely home stands in Spexhall, on the outskirts of Halesworth. It’s close to the seaside towns of Southwold and Walberswick, and there’s plenty to explore nearby. The home itself is comfortable and attractive, with the star of the show undoubtedly being the orangery. From this glass-walled room, you can enjoy wonderful views over the acre of gardens and the surrounding rolling fields, and watch gorgeous sunsets. There’s also a terrace with a fire pit, barbecue and pizza oven, ideal for warm summer evenings. 

The Pilgrim's Path

It may well go without saying, but farmyard barns tend to be quite large, so when they're converted into homes, they also fall into the larger camp. That's certainly the case with this property close to the Suffolk village of Barsham. Finished in a contemporary neutral colour scheme, it's unlikely that guests will be short of space at any point. The kitchen has plenty of surfaces for preparing a hearty feast, while the long dining table can only be described as banquet-esque. The open-concept living space comes with a free-standing wood burner, as well as glass doors looking out to bucolic views. Out the back, there's a large enclosed garden complete with a barbecue and an alfresco dining set-up. When you fancy taking in the great outdoors, there are three circular walks that start nearby and the coastal town of Lowestoft can be reached in half an hour in the car.

Though the inside is quirky as can be, the real fun starts when you head outside. On the patio, guests will find a barbecue, plenty of seating and a hot tub — that's summer evenings sorted, then. Venture further into the grounds and you'll come across a children's play area and a replica space rocket installation. The nearest village with a pub — Westhall — is less than twenty minutes' walk away, while the seaside town of Southwold can be reached in a similar amount of time in the car. However, if you just fancy staying in, the host can arrange for a private chef, masseuse or nail therapist to pay a visit to the house.

The property is beautifully located in a village called Barsham only 2 miles from the popular town of Beccles, and comprises of two separate dwellings that can be booked together to welcome up to 20 guests – The Hen House and Daisy Cottage. Nestled on a farm alongside a small glamping site, there is plenty to see and do right on your doorstep from collecting eggs to enjoying the other farm animals. There are also three circular walks from our site ranging in miles as well as cycle routes nearby ideal for guests looking for an active holiday. The Hen House, sleeps 14, offers two large open plan living areas comprising of a kitchen, dining space and sitting area. Barsham Bliss

Found among peaceful Suffolk woodland and surrounded by fragrant lavender plants, this traditional cottage recently underwent a complete renovation. Lots of original features were retained — such as the exposed brickwork and the inglenook fireplace in which a log burner sits for those chilly nights — but the rest was spruced up to the high standards demanded by twenty-first-century travellers. The palette of muted greys and recessed ceiling spotlights feels particularly en vogue, while the private garden with its neat plant beds and alfresco seating on the patio really makes the most of the space. You’ll find a farm shop a half-hour walk away in the nearby village of Wangford, but if you don’t fancy cooking, there’s also a gastropub ten minutes away on foot, too. In terms of days out, you really are spoilt for choice. The seaside town of Southwold takes less than a quarter of an hour to reach in the car, while RPSB Minsmere can be reached in just under twenty-five minutes.

A Rainbow Shines

Once a rectory in a former life, this handsome stone house surrounded by well-kempt grounds mixes rural charm with enough contemporary flourishes to make it palatable for 21st-century travellers.

A wander about the home will show you exactly what we mean. There's an emphasis on old-fashioned warmth and cosiness in many of the spaces, from the snug complete with a wood-burning fireplace and the library with shelves packed full of books to the master bathroom with a freestanding bathtub. By contrast, the kitchen is all sleek surfaces and clean lines, save for the Aga.

During the warmer months, guests have the option of heading outside and making the most of the wraparound garden, which has its own iron rose pavilion, a treehouse and a firepit by which to get toasty on summer evenings. The south-facing outdoor space is home to plenty of wildlife, which can be spotted using the telescope positioned by the library window.

If you want to see some non-native species, Pettitts Animal Adventure Park takes just over twenty-five minutes to reach in the car. It takes a similar amount of time to get to both Gorleston-on-Sea and the city of Norwich, so there are days outs for all tastes here.

Here you’ll find plenty of shopping and dining opportunities, and you can get there in just ten minutes by car (the barn has plenty of parking) or half an hour by bicycle. After all, you’ll also be surrounded by a warren of National Cycle Routes, guaranteed to keep any keen cyclists busy. Elsewhere, Lowestoft and its beach are a half an hour drive and the medieval city of Norwich is forty minutes away by car.

Just two miles from pretty Covehithe Beach, this family-size home has period charm, a cosy feel and plenty of space – both indoors and out. Extended to the rear and into the attic, it comes with a big living room with a bay window to the front and an impressive open-plan kitchen, dining and family space on the ground floor. 

With a log burner for winter stays and a lovely patio for summer breaks, it's got everything you could need. The three bedrooms are split across the top two floors, along with a Victorian-inspired bathroom with a freestanding bathtub, and we just love the iron bed in the main bedroom.

But this home has a little surprise at the bottom of the lawned garden too – a 'disco shed' complete with a big TV, leather sofa and handmade bar. Settle down on one of the bar stools and sip a cocktail as you choose a film to screen.

Close to the coast, there's lots to see and do a short drive from your door, from exploring Benacre National Nature Reserve on foot to eating out at one of Southwold's many excellent eateries.

We think the best way to discover this exceptionally beautiful landscape, is to stay in an exceptionally beautiful home. On a street of candy-colored cottages, an eight-minute walk from Southwold Pier, your home is painted in a dreamy pale blue, with terracotta roof tiles, and a cute white door beckoning you inside. Built in 1850, you’ll love the original features like exposed wooden beams, a winding staircase, and wood-burning fireplace in the lounge. We think this is the perfect spot to settle down on the sofa, crack open a bottle of fizz, and say cheers to the start of your holiday. Another option would be sipping champagne in the luxurious freestanding tub, or taking celebrations out to your private patio on a sunny afternoon. When you get peckish, take a wander to your nearest chippie, three minutes away. Protect your portion of fish and chips from the seagulls as you stroll one minute down to the promenade and take in the fresh air from the North Sea.

Or head further afield to enjoy beaches, walks and cycling in the surrounding countryside – Minsmere Nature Reserve, Dunwich Heath and Southwold are all within a twenty-five-minute drive.

Pack a picnic and slap on your sun cream – the sand and shingle of Denes Beach await. A ten-minute stroll places you right on the seafront, where bracing swims are optional but soft serve ice cream is compulsory. Return home with a steaming bag of fish and chips or nip to the pub, just two minutes from your doorstep, for some proper grub and a well-deserved gin and tonic.

For a seaside escape filled with comfort and charm, look no further. This delightful apartment can be found on Southwold’s bustling High Street, right at the heart of the lovely Edwardian town. 

The apartment is filled with light, making it a bright and welcoming place to call home. You’ll find nods to the nautical in every pocket of this home – and the beach is just a twelve-minute walk away. Pack your bucket and spade and spend the day on the sand, paddling in the sea, or exploring the pier. 

When everyone is sun-kissed, sandy and sleepy, head back to the apartment for a quiet night in. Set the little ones up in the snug watching movies while you open a bottle of wine and relax in the living room.

This cosy home sits on the Broads National Park border, which boasts over 125 miles of tranquil rivers and lakes that you can explore. Fritton Lake is a six-minute drive or a thirty-minute walk – spend a day out kayaking, or head out to the Norfolk beaches – Lowestoft and Great Yarmouth are both around twenty minutes in the car. 

When you return, this home will greet you like a hot cup of cocoa – the muted wall colours are soothing. Whip up some dinner with some fresh, local Norfolk produce and enjoy the fruits of your labour at the dining table. This place is ideal for a family – there are board games aplenty to keep everyone occupied. On your doorstep is Corton Woods, a local nature reserve that's perfect for scenic walks with the whole family (including dogs!), not to mention the North Sea coast if you want to sprawl out in the sand. Mix things up with a day at the local amusement park – it's five minutes away by car – or drive ten minutes into Lowestoft for seaside eateries, shopping, pubs and museums. It's the most easterly point in the UK, making it the first place to see the sunrise – early birds won't want to miss it.
