Woodbridge is home to charming narrow streets lined with pretty houses and cottages as well as a famous Tide Mill. We love the fresh white walls and neutral rugs that bring a bright and contemporary feel to the space while retaining classic English features from tiled kitchen floors to elegant period-style furnishings. Start your day with tea on the terrace, surrounded by the weeping pear tree and mature roses before heading off for a bike ride along the local bike trails – there’s a bike shed to store them in here. If you haven’t stopped off for a comforting dinner in one of the local pubs, return home to enjoy a heartwarming dinner around the family-style table. What better way to end the day than cosied up in the living room, toasting by the fire, your holiday read and a glass of wine in hand?

A stay here wouldn’t be complete without setting out on the river by boat – the moorings at Tidemill Yacht Harbour are a ten-minute walk from your front door. At home, we think that the traditional barn doors and exposed brickwork offer real charm, and the rear garden is a pleasant spot to dine outdoors. But the steep and narrow internal stairs won't suit everyone. Beyond the Suffolk Heaths, the shore is a fifteen-minute drive. And while there's no free parking available here, you'll find public car parks a half-mile away.

Inside, it's been transformed into a stylish space that compliments rather than fights with its setting. When you're ready to explore the area – head into Woodbridge (a five-minute stroll away) and discover its narrow, picturesque streets, lined with charming houses and cottages, as well as shops and restaurants. There are plenty of National Trust sites around, too, including Sutton Hoo, a ten-minute drive from the cottage, while the chic seaside town of Aldeburgh is under thirty minutes in the car.

This charming apartment provides guests with gorgeous views of the River Deben, where you can watch the yachts and wildlife all day long. The large windows throughout the home allow plenty of natural daylight to pour into the living space, as well as provide direct access to the lovely terrace. Curl up on the sofa to watch a movie on TV as you turn to look at the sparkling river through the window – enjoy a cup of coffee as you unwind. The open-plan kitchen means you get to admire the scenic surroundings even when whipping up a hearty homemade meal for your loved ones. 

Opt for an alfresco experience on the terrace under the sun or tuck in at the circular wooden dining table indoors. Evenings can be spent relaxing with a bubble bath – the windows in this bathroom allow you to watch the ripples of the river, accompanied by the amber glow of the sunset as you sip on a glass of red. 

Head out to explore the historical town of Woodbridge, where you'll find a fantastic range of restaurants that serve up delicious cuisine as well as cosy cafes for a lovely hot drink. Visit Market Hill to admire the old buildings or the popular Tide Mill.

If you step out onto the balcony of this home, you'll hear the unmistakable sound of halyard ropes gently jangling against masts in the breeze. You're right beside Woodbridge's picturesque quay, so it's a great spot, not only to watch the boats go by but also to drop by the cafes, pubs, and restaurants within walking distance. Of course, there's plenty to do in Woodbridge itself, including its unmissable weekly Thursday market, while the trip wouldn't be complete without a walk along the River Deben. But if you brought a car, even better – there's lots to explore further afield. Head to Aldeburgh for the freshest fish and chips, or visit the wonderful twelfth-century castle in Framlingham – both within a half-hour drive. On a clear day, you can even make out the ancient burial mounds at Sutton Hoo. After exploring the area, we'd recommend heading over the road to The Anchor for a pint – grab yourself a table under the magnolia tree and watch the world go by.

This 1828 home is living proof of reincarnation. Originally a Wesleyan Meeting House, this building has also housed a corset factory and a furniture bonding warehouse. Now, it’s a central and cool base from which to explore Woodbridge, tucked away on one of the prettiest and quietest streets of the market town. While the home maintains its industrial roots, the vibe has been transformed into something more contemporary, reminiscent of a New York style loft apartment that’s utterly different from the typical homes here. We love the exposed brick, intricate metalwork and huge skylight that brings light into the open-concept living area, where you’ll find plenty of plush seating options, especially around the wood burner. There’s also a separate snug area where younger members of the family can set up camp while you finish up work at the desk space. The bedrooms are ultra cosy, prioritising comfort and rest above all else, and when it’s time to explore, you’ll be in a historic town on the River Deben, with a popular marina, ancient buildings and a picturesque church. There are many specialist shops, art galleries and restaurants to keep you entertained. Plus, you’ll be right near the Suffolk Coast & Heaths AONB, with tonnes of gorgeous roaming landscape to hike and cycle through.

Tucked away in Rendlesham Forest, this quintessentially English cottage is as dreamily secluded as it is beautifully striking. The brick-and-stone facade contrasts with the modern extension. Lofty windows capture sweeping green views of woodland and rolling fields, and fill the home with glorious light. These views are best seen from the master bedroom where you'll find high ceilings, decorative beams, and a modern country aesthetic. This home has a farmhouse feel - window sills and kitchen cupboards are painted a cool sage green and you'll find a wood-burning stove in the sitting room. This pretty 16th Century cottage is full of character and light. Relax on the large enclosed courtyard with its beautiful blossom tree and flower baskets – it’s the perfect spot to enjoy a glass of rosé wine. At night the tree is lit up with twinkling lights giving the space a magical feel.

If it gets a bit chilly, head inside and sit next to the large inglenook fireplace with its cosy wood-burning stove. We love this room with its historic beams and antiques. If you don’t fancy eating out, rustle up a dinner using some local fresh seafood from the fisherman’s huts at Aldeburgh, a twenty-minute drive away.

Closer to home, the centre of Wickham Market is 50 yards away, where you’ll find a range of shops including a butchers, antique store and beauty salon, as well as an arts centre. There are a couple of restaurants here as well as a fish n’ chips shop, while there are many pubs nearby, including one in the village of Ufford, a one to two-hour walk from the cottage (or a four-minute drive). Your lovely hosts provide bikes for free, too, if you want to explore the area on two wheels.

The apartment is on the upper floor of a converted barn, and a huge picture window in the living room means you won’t miss the views of the stunning garden inside. There’s plenty to do in the area – Orford Ness National Nature Reserve and the beach at Shingle Street are just a short drive away. And further up the coast you’ll find the picturesque towns of Woodbridge and Aldeburgh, each home to several boutiques, cafes and restaurants (though Aldeburgh does the best fish and chips). This home really is a haven for wildlife or gardening fans, or anyone wanting some peace – just don’t forget to bring your binoculars.

There’s the industrial exterior which made us question how cosy it would be, but once inside it’s everything you’d expect from a charming rural retreat. You can admire beautiful views across the Suffolk countryside or be inspired by the artwork whilst sitting by the log-burning fire. Outside, you’ll find a little table and barbecue, plus there’s a wonderful sense of privacy and seclusion here. It’s also just a short drive from the pretty market town of Framlingham, with plenty of walking trails within easy reach.

This penthouse apartment just steps from the Ipswich Waterfront and Neptune Marina is the definition of living the high life. 
Decked out in chic contemporary furnishings, the open-plan living area is a treat for socialising and soaking up the incredible floor-to-ceiling views over the marina and the River Orwell. While the plump sectional sofa puts you in a prime position to feast on the wide-sweeping vistas, we suggest stepping out on the wraparound balcony for a real wow-worthy treat. Whether you’re starting mornings here with an alfresco breakfast or enjoying a glass of wine at sunset, you’ll never tire of taking in the beauty of the home’s living backdrop. 
Both bedrooms, too, offer stunning views over the city and its marina and beckon a peaceful night’s sleep under their luxurious Egyptian cotton sheets.
With a plethora of fabulous extras – like the welcome hamper packed with locally produced pastries and treats, as well as the environmentally-friendly toiletries – you’ll be on cloud nine in this dazzling penthouse pad.

Neptune's Sky

Step back in time at this meticulously restored Regency cottage. Your hosts have poured their time and energy into sourcing period-specific reclaimed materials and equipping the home with antique furnishings to create a cosy and charming English escape that offers the very best of coast and country.

All that effort has clearly paid off, as evidenced by the beautiful interior. From the Victorian roll-top bath to the eighteenth-century range and the wainscotting on the walls – every effort has been made to make it feel as authentic as possible. Even the mod cons, such as the TV, are hidden away inside bread ovens that are built into the chimney so as not to shatter the illusion.

At the top of the narrow staircase is the twin bedroom, through which you enter the main bedroom – a pretty common arrangement for houses of this period.

Step outside, and you'll find a beautifully maintained nature reserve right on your doorstep. Your hosts bought it in 2015 and have spent the intervening years slowly restoring and exposing its beauty, with winding footpaths leading to conveniently placed benches, soaring Scots pine trees and ancient oaks – perfect for a reflective moment in nature or a ride on the supplied bikes.

For adventures further afield, you'll find maps detailing footpaths that run to the world-class concert hall at Snape Maltings, two-and-a-half miles away, and continue through forests and past lakes, leading all the way to the sea at Aldeburgh. 

The Miller's Cottage

With farmland to the front and the owner’s beautiful private nature reserve behind – this gorgeous home, part of a cluster of mill buildings, is in an idyllic spot. 

Take a stroll through winding footpaths of the reserve that meander through meadows and forests of giant cedars and ancient oaks. In spring, you’ll see enchanting carpets of bluebells, primroses and daffodils, but whatever time of year you come, you’ll be treated to an array of wildlife, from chaffinches to woodpeckers. There are maps to find the footpaths going onwards to Snape Maltings, just over two miles away, and to the sea at Aldeburgh (or it’s seven minutes in the car). You can borrow some bikes too if you prefer to cycle.

You don’t have to go anywhere to get some fresh air, though. There’s a lovely old cobbled, sunny courtyard where clematis and wisteria clamber up the walls – it’s the perfect spot to enjoy the welcome hamper of breakfast goodies. There’s another patio area, too, with fragrant rambling roses – ideal for a glass of wine.

The home itself is a sympathetic conversion of a stable and grain store. We adore the character features inside, such as the traditional 17th Century Suffolk white brick flooring, wood-panelled walls and old oak floorboards. Part of the original manger has been incorporated into the wall dividing the kitchen and the living space area – a lovely touch. Open the stable doors here and listen to the blackbirds singing at dusk. Furnished with antiques, this cottage will appeal to couples and pet owners looking for a luxurious country bolthole.

We can see why this cottage was in The Sunday Times' Coolest 100 Cottages' list – it's a Jacobean dream, full of original character and quirky features. Once home to the miller of Plomesgate Mill, it now houses wonderful antiques, such as a fantastic 1700s Breton bed built straight into the wall, a gorgeous oak four-poster and a working 1800s kitchen range. 

Enjoy a tasty full English breakfast (courtesy of the welcome hamper provided by your lovely hosts Beverley and Martin) in the farmhouse style kitchen. Or when the Suffolk sun is shining, dine in the pretty, wisteria clad courtyard. If you’re lucky enough to be here in August and September, there's a mulberry bush in the grounds that guests are welcome to pick fruit from – perfect for making some jam or muffins.

Something else we adore here is the owner’s beautiful private nature reserve behind this home. Take the dogs for a walk through the meandering footpaths that wind through meadows and ancient woodland. In spring, you’ll see captivating carpets of cheerful daffodils, bluebells and primroses. Whatever time of year you come, though, you’ll be treated to an array of wildlife, from nuthatches to woodpeckers.
 
There are maps to find the footpaths going onwards to Snape Maltings, an arts complex on the banks of the River Alde, just over two miles away. Or head to Aldeburgh (seven minutes in the car) – you can borrow some bikes and cycle there in around thirty minutes too.

Or head for Snape Maltings on the River Alde (ten minutes on foot), where you’ll find a myriad of boutiques, galleries, cafes, restaurants, a farmers market, and grand performance spaces – it’s the location for the renowned Aldeburgh music festival. And let’s not forget the coast. Make the morning of it and walk the picturesque six-mile path along the Alde estuary to Aldeburgh’s coastline, or jump in the car, and you’ll be there in nine minutes flat. But there’s plenty to do without ever leaving the property; lounge on the grass in the spacious, landscaped garden before firing up the barbecue, or dive into a good book in front of the wood-burning stove. We’re big fans of the light-filled extension at the rear of the home, which floods the dining room, hall, and contemporary kitchen with natural light. It’s a wonderful spot to gather the troops over lazy breakfasts as you hatch plans for your next adventure in Suffolk. 


Oak Smoke

A new home built in keeping with traditional local architecture, this delightful timber cottage overlooks acres of farmland. Set on a quiet country road, it's replaced a former farm outbuilding and takes in uninterrupted views across the fields. 

Designed to be as roomy and modern inside as it is characterful outside, you'll have a bright, open home over two floors. With all-white walls and wood floors, there's a crisp, contemporary look to everything, with comfy, practical furnishings. A well-kitted-out kitchen is open-plan to the dining area and sofas, while two walls of floor-to-ceiling windows feature patio doors out to the covered terrace. And we love the large bedroom upstairs, with its pretty views and iron bed.

Dog-friendly, you can head off for walkies each morning or jump in the car and drive to nearby Orford Ness or Aldeburgh. Walk or cycle to the heart of Orford in less than half an hour, take in a music event at Snape Maltings or cycle to the nearest pub for lunch – it's all within easy reach.

Forget fisherman's cottages or humble beach huts – if you want to stay close to the seafront without having to sacrifice any of the trappings of luxury, you're staring at a one-of-a-kind home.

Built in the late Victorian era on the top of a cliff, there are glistening sea views to be enjoyed out through the windows and from the large walled garden complete with an alfresco dining table and barbecue. Inside, the home underwent a renovation in the late 2010s and as you wander about the interior, you'll clock elegance and opulence at every turn. What we really love about the home is the truly enviable list of amenities at guests' disposal. Perhaps the most impressive is the indoor swimming pool complex with heated benches and a sauna, but the full-size snooker table and movie room will be just as welcomed by your party – it means that rainy days won't necessarily be greeted with a groan.

As you can probably ascertain from the coastal panoramas, the beach isn't too far away – in fact, there's direct access from the garden, as well as to Felixstowe's promenade which continues along the seafront. The centre of town only takes twenty minutes to reach on foot when you're in the mood for a spot of shopping or a meal out at a restaurant.

There is plenty of history to be found in this glorious period home in Orford, which dates back to the 16th century. You’ll find yourself admiring the antique details, such as the exposed beams, inglenook fireplace, plaster pargeting and traditional wooden staircase, all of which add to the unique, cosy ambience. 

Groups of friends or family will have plenty of room to spread out in the generous living areas, and kids will love the snug, giving them their own space to chill out and play. The lovely open-plan kitchen and dining area will inspire you to rustle up delicious meals, which can be enjoyed at the huge dining table. 

The garden has a barbecue and seating area, where you can dine alfresco on warm summer evenings, or start your day sipping your coffee while you enjoy the gorgeous views across the marshes. 

For those who feel the call of the water, Orford Quay with its launch ramp and boat trips is just a couple of hundred metres away from the house. There are also picturesque walks to be had, with the Rendlesham forest nearby, and the charming beach town of Aldeburgh is just a short drive away too. 

Come bedtime, climb into one of the splendid four-poster beds for a blissful night’s sleep under the Tudor roof.  


Cottage Pie

The home sits on the beautifully converted first floor of a period hall, overlooking gorgeous formal gardens. With its tasteful furnishings and high ceilings letting plenty of light, the space feels both restful and chic. Outside, the tennis court provides a spot for endless fun – whether it's a lazy afternoon game or a competitive morning match. Location-wise, the village of Parham is a perfect base from which to discover Suffolk's countries side and coast. The seaside town of Aldeburgh is just twenty minutes away by car, and with its literary festival, public art installations and world-class fish and chips, it's a must-visit. A little closer to home is the ancient market town of Framlingham, complete with an imposing castle and a pub of the same name. Arrive back in the evening to local treats – your hosts like to welcome you with fresh flowers, homemade marmalade, eggs from their own chickens, and fruit and vegetables according to the season. 

Up The Spiral Staircase

This Grade II listed home – located in Tunstall, a small village between Woodbridge and Aldeburgh – was formerly a gatehouse to Rendlesham Hall. Dating back to the nineteenth century, the home is built using flint and stone, which allegedly comes from Butley Abbey. Steeped in history, the building maintains many of its original features including the grand castle-like tower adorned with lead-line and sash cord windows, and its unique hexagonal shape. 

Boasting large enclosed gardens featuring lawns and a patio area complete with a dining space, we would love to begin our mornings with an alfresco breakfast here. For quiet leisurely days, the home also has a sunroom, which is the ideal spot to escape and enjoy a good book in the comfort of the egg chair. While your furry four-legged friends can be easily entertained as they bound around the garden.

For days out, on the outskirts of this village, you will find Tunstall Forest, which has been designated as an Area of Outstanding Natural Beauty. Plus, there are many footpaths in the nearby Rendlesham Forest to explore. 

In the evening, fire up the barbecue and dine alfresco to take full advantage of the home’s garden. Then, retire inside and curl up in front of the roaring wood burner on chilly nights.

Ivy Climbs

The Suffolk Coast and Heaths is one of only forty-six areas given the title ‘Area of Outstanding Natural Beauty’. And when your home is located in the award-winning region itself, it’s easy to see why. This cottage is one of six converted barns dotted around a central courtyard in the lush, Suffolk countryside. The farmyard sounds may be gone (although there’s still a working livery onsite), but the rural charm remains. While the home is kitted out for 21st-century living, we love the original features of the former barn – exposed brickwork and thick timber beams remind you of its rustic roots. The livestock certainly must have lived in style, as you’ll find a spacious open-plan living area with understated elegance. Neutral tones create a calming vibe, but another relaxed spot is the private patio where you can sip your morning Earl Grey. Take a wander out into the fields, where you’ll find uninterrupted views across acres of farmland towards Tunstall Forest. The village of Iken is a thirteen-minute stroll from home, or hop in the car for the same amount of time to reach Aldeburgh – grab a portion of fish and chips and make the most of its shingle beach.

Edge of the Estuary

Just ninety minutes outside of London, you will find this charming and character-filled home on a quiet lane in rural Suffolk. It’s over 500 years old, and still has many of the original fittings, from the inglenook fireplaces to the oak beams. Perfect for a family getaway from the city, there is plenty to do and see from the property by foot or bicycle, while lush gardens and cosy interiors are there to enjoy if you’d like to stay put. When it’s meal time, if you don’t fancy getting your hands dirty, there is an excellent local pub just down the road.

Just outside the village of Little Bentley, a five-minute walk from the local pub and a ten-minute drive from Colchester, this rustic barn is nestled on a working farm. Previously a popular children's café with fun play areas both indoors and out, it's an ancient barn that retains a great deal of rustic charm. 

Quirky and imaginative, it's a family home with an emphasis on keeping the little ones entertained (and safe – it's fully child-proofed). The huge living space is dominated at one end by a log burner, with aged leather sofas and throws perfect for cosying up on winter nights, while the other end features a super cool, Scandi-style kitchen – complete with a professional café coffee machine that's been left in situ so you can play barista. Fun things about this room include the chalkboard wall, a movie projector for film nights and an indoor hammock chair.  

One of the bedrooms is aimed at kids, with twin beds, funky lights, chalkboards, toys and books. But as if that wasn't enough, they have a whole play area in the main space, where imaginations can run wild thanks to a wooden teepee, a wooden shop and a range of homemade superhero capes to choose from. There's more outside with a willow tunnel and mud kitchen. As the sun sets, toast some marshmallows around the fire pit before heading to your cosy beds.

The open-plan living and dining space is perfect for chatting over food and sipping wine – there’s even an honesty box wine bar for you to sample the wines produced by the vineyard. A striking nickel bar – like at The Ivy – has pride of place in front of the huge picture window overlooking the vineyard. There are also full height glass patio doors which open onto a wonderful private guest garden and patio.

Outside, pop open a bottle of chilled white or rosé wine and sink into the jacuzzi while the barbecue heats up. When the weather is fine, you won’t want to be anywhere else – there’s a comfy sofa and loungers, ideal for relaxing, and a tennis court if you want to work up a sweat. Dining outside with beautiful views laid out before you is utterly idyllic, especially when the sun starts to sink in the sky. 

If you feel the urge to explore, there’s plenty to see and do in the vicinity. The villa is a four-minute drive from Toppesfield village, where you can enjoy a meal in the community-owned pub. Finchingfield, the most photographed village in Essex is 10 minutes drive. For history enjoy a stroll around Castle Hedingham with its thatched cottages and amazing Norman castle. Saffron Walden, a medieval town – is thirty-six minutes away. There you’ll find a wealth of independent shops, cafes and restaurants around the buzzy market square as well as beautiful historic buildings, gardens, museum and art gallery. 

This is a memorable home for romantic visits to this picturesque area on the Essex/Suffolk border. Make sure you take a bottle of the vineyard’s award winning wine home with you – it’s the perfect memento.
