Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. Thanks to the home’s position on a slope, both floors have direct access to the lush, green grounds. With a whopping 1,500 square metres of gardens to enjoy, including a swimming pool, there’s no end to the outdoor relaxation on offer. After a decadent day of luxuriating in the pool and exploring the surrounding nature, fire up the barbecue to enjoy an alfresco meal under the pergola while you watch the sunset from your hill-view haven.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

Out in the rolling hills of Umbria, this pretty stone villa embraces the quiet, provincial life. It’s surrounded by two hectares of forest, olive groves and fieldland and the private gardens are alive with lavender and fragrant Mediterranean herbs. Between the plant life, there are sunloungers on lawns, a children’s play park and plenty of shaded spots beneath trees to settle down with a good book. Perhaps the crowning glory of the gardens is the turquoise swimming pool, shimmering in the Umbrian sunshine. Though foodies may argue it’s the rustic summer kitchen with its brick-built grill, stone sink and prep area for long, lazy lunches in the loggia outside.

The home is split between the main villa and a separate annexe, and large groups will find myriad sitting rooms and lounges to spread out. There are two kitchens to choose from – one in the annexe and one in the main villa, and we love the annexe’s living room with its arched window looking out over the undulating Umbrian countryside.  

Should you wish to explore beyond the grounds, the pretty town of Todi is around three kilometres away. It’s picture-perfect, perched on a hilltop where rambling medieval streets house local trattoria and quaint little shops. This is where you can stock up on supplies at the supermarket too.

The villa has been restored from an elegant country house, so it retains lots of lovely Tuscan charm ¬– think heavy wood beams, terracotta accents and a classic stone facade. The layout is quirky, with two loft spaces housing the bedrooms – the plus side to all the stairs is that the views are incredible. 

The countryside that surrounds this home is lush and green, with plenty of nearby routes for hikers to get stuck into. It’s also very close to Chianti country, so you might like to seek out a vineyard tour, or at the very least pick up a bottle to enjoy on the terrace one evening. 

In terms of day trips, you can’t do better than driving thirty-five minutes to Siena. It’s a glorious city to explore, with its rich history and a wealth of fantastic restaurants. After a day out, head back to the villa for a dip in the pool in the early evening – it’s a splendid spot for a sunset swim.

After you've eaten, pick a book off of the shelf, and snuggle up on the sofa while the moonlight shines through the windows. Somewhat unsurprisingly given the rural location, the living quarters lie on the rustic side of things and are heavy on natural materials, be that wooden beams or stone walls. We can't think of a cosier way of ending the day than by taking up residence next to the traditional fireplace, either.

Beyond the edge of the grounds, you'll find unspoilt countryside in Monte Peglia park and Meana forest – the latter of which was recently classified as a UNESCO World Biosphere Reserve. Lake Trasimeno is an hour's drive north if you fancy trying your hand at watersports, as well.

The well-selected modern furniture and fixtures blend beautifully with the terracotta floors, brick-vaulted ceilings, stone arches and fireplaces. The classical rustic interior transports you to the past, especially with the countryside views from nearly every room. 

And there’s a lot to see – sitting proudly on a five-hectare estate, the home looks out onto both cultivated land and woodland, a lush garden of flowers and cypress trees. Traditional and cosy, this villa has all the hallmarks of an Umbrian getaway. The private pool is open in the summer and boasts panoramic views of the surrounding hills. Indoors, there's plenty of character to admire – the home was built in 1616, after all. Our favourite spot is the conservatory-style lounge, with its large windows showing off the scenery. Two bedrooms are located in a separate annexe, making it ideal for those wanting a bit more space and privacy. As for location, you'll be based near the medieval village of Monte Castello di Vibio and within easy driving distance of Todi, Perugia, and Orvieto.

Umbrian Touch

It's homes like this that give Tuscany its reputation as a blissful place which to retreat for a week or three. The surrounding landscape of vineyards and rolling hillsides is as picturesque as you could possibly imagine, while the home itself is bursting with character.

Much of this is down to its long history. Built at the end of the 18th century as a mill, it was converted into a farmhouse before becoming the handsome getaway you see today. This heritage is writ large across the interior, with stone archways, wooden ceiling beams and terracotta tiles underfoot a treat for those that melt at the sight of rustic design – which includes us. The more contemporary features – including the freestanding bathtub and modern kitchen – have been tastefully added to retain this inimitable charm.

Outside, it's a slightly different story. The hot tub and swimming pool in the middle of the garden are comparatively recent additions to the address but are no less welcome for it. As well as that, there are a couple of spots for alfresco feasts to dine among the fragrant flowers and trees that fill the grounds.

Although the location is certainly secluded, you don't have to venture far to find things to see and do. The medieval hilltop town of Montepulciano is only 4.5km away and is famous for its Renaissance-era buildings and globally-coveted wine. A little further afield, the cities of Perugia and Siena are 63 and 67km away respectively, so well within range for a day trip.

And from the moment of arrival, the atmospheric presence of the villa feels inspiring. Formerly a church that belonged to an old noble property, the owners have sensitively restored this building into a home that shines with character and poetic beauty. 

From the traditional features to the art and objects, every detail brings a quality of joy to daily life. And whether you’re gazing at the garden views from the kitchen, sipping coffee on the terrace or soaking in the bathtub, it’s easy to settle in and feel at home here. 

Stepping outside, you’ll discover an idyllic sanctuary – a natural haven perfectly poised for refreshing morning swims, long lunches and sunset drinks. Take a short stroll and you’ll find the village of Pergo is just fifteen–minutes away – there’s a supermarket here for any basic amenities you might need. And for explorations further afield, the picturesque hilltop town of Cortona is just a ten–minute drive away. From here you can meander through the medieval streets, stop for gelato and savour the beauty of the Valdichiana valley. 

A Sweet Symphony 

Floor-to-ceiling black-framed windows and a sensitive renovation have turned this 16th-century Umbrian dovecote tower into one of the region's smartest stays. Behind the stone tower, the jagged cliffs and town of Orvieto loom, while in front, the rolling hills stretch before you. Interiors meld old with new. Flagstone floors and antique furniture sit alongside steel ceiling pipes and geometric prints. As one would expect in a tower, there are several spiralling staircases – as well as gawp-worthy views. Push open the sliding doors in the grey, country-style kitchen and step out onto the terrace. A built-in barbecue and wrought-iron table overlook the Italian countryside, while a large vegetable garden and fruit trees provide the freshest ingredients. Continue down to find 1.5 hectares of garden with Etruscan origin and the swimming pool, which was once an agricultural fountain. Forget about any form of work, now all you have to worry about is which spot to pick around the water, with the rush of the nearby brook providing background music.

On A Wing & Prayer

Built as a farm at the end of the 19th century, this rural home has oodles of charm and Tuscan character. We're swooning over the original terracotta-vaulted ceilings, the exposed cork beams and the huge fireplace, which is the perfect spot to snuggle up with a cup of tea on wintery nights. Every room captures the essence of old-world Tuscany – warm, cosy and pastoral – but there are modern conveniences too, like rainfall showers and a ping-pong table in the garden.

Surrounded by a sea of olive trees and with vistas of the mountains, the garden is utterly enchanting. Start the morning off with an espresso on the outdoor sofa, cool off on sunny afternoons with a swim in the pool, then fire up the stone barbecue and dine under the wisteria-covered pergola on summer evenings. 

If you fancy exploring, there are plenty of places to discover. Just down the road is artsy Cortona, an Etruscan town with views across the Chiana Valley. Want to stretch your legs? Lace up your walking shoes and go for a hike through the hilly countryside – there are many scenic outlooks and trails within easy reach. Or really pick up the pace with a visit to Arezzo or Perugia, both about forty-five minutes by car and excellent spots for day trips. 

The Softest Crimson

Nestled among the beautiful woods and cultivated meadows of the Umbrian hills, you'll find this sprawling four-hectare estate. The stone façade of this imposing villa is surrounded by olive groves and cypress trees, providing a peaceful space for open-air privacy in the 1000sqm garden. Sit on the manicured lawn beside the blooms as you sip your morning coffee and admire the magnificent view, or dive into the glistening pool to begin your day with a swim (yes, there is a diving board). Inside, the villa exudes the typical charm of rural Umbrian homes, with its wooden-beamed ceilings, terracotta floors and large characteristic stone fireplace. The traditional patterned armchairs, colourful artwork and rustic furniture all add to the multi-layered design. You'll have plenty of room to entertain guests in the indoor and outdoor kitchen and dining spaces, but if you don't feel like cooking, ask your host to help you arrange a private chef. Or, if you want to explore the area's bars and restaurants, the ancient Italian town of Massa Martana is just a short drive away.

Casa Cicognola

Set amidst Umbria’s rolling hills and verdant woods, this home is a true escape from the hustle and bustle of city life. Less than a five-minute drive from the medieval village of Monteleone d'Orvieto, it’s a relaxing retreat full of sensory romance. Breathe in the sweet-smelling flowers that frame the home’s grounds, look out onto the forested paths beyond the front gates and feel right at home within its pretty pink walls. Inside, contemporary and vintage furnishings combine with an elaborate hearth and cowhide rug in the first-floor living room, while downstairs, rustic charm abounds in the bright, white dining room. Exit through the French doors to reach the lush garden, where a jade green swimming pool invites swimming and sun-soaking aplenty. In the evening, the pool takes on a magical lantern-lit glow, perfect for sundown dips.
