Behind the stone tower, the jagged cliffs and town of Orvieto loom, while in front, the rolling hills stretch before you. Interiors meld old with new. Flagstone floors and antique furniture sit alongside steel ceiling pipes and geometric prints. As one would expect in a tower, there are several spiralling staircases – as well as gawp-worthy views. Push open the sliding doors in the grey, country-style kitchen and step out onto the terrace. A built-in barbecue and wrought-iron table overlook the Italian countryside, while a large vegetable garden and fruit trees provide the freshest ingredients. Continue down to find 1.5 hectares of garden with Etruscan origin and the swimming pool, which was once an agricultural fountain. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. The view from this 13th-century tower-turned-villa could be the envy of every Italian landscape painter. The hills of the Monte Rufeno national park, kissed golden at sunset and sunrise, sprawl before you and there’s probably no better place to take it all in than from the edge of the infinity pool. If the Italian sun gets too much, retreat to the lounge and dining area beneath the vine-dappled pergola – there’s a traditional stone-built pizza oven and grill out here for the chef of the group to try some regional classics alfresco. 

You can still dine with a view indoors, thanks to the sunroom with its walls of glass – the ideal spot for breakfast. While the rest of the tower and annexe is all wood-beam ceilings and terracotta floors, the kitchen feels sleek and modern with a dedicated wine fridge to chill your orvietos and pinot grigios. Apart from aspiring chefs, there’s plenty to entertain all kinds of visitors here – hit the gym and unwind with a sauna session after, head to the media room for a movie night or tuck yourself away with a book from the big collection of holiday reads. Winding your way up the staircases of the old tower, the view gets better and better. You’ll find bedrooms on the upper levels, with fabulous antique beds and ensuites – some with slipper tubs for a long soak.

Out here on the Tuscan- Lazio-Umbrian border, hiking trails snake through the Monte Rufeno national park and vineyards tumble town the hillsides (in fact, there’s a winery on the estate). Should you wish to stock up on supplies or explore the medieval streets of the nearest picturesque Tuscan town, Orvieto is a short drive away.

Somewhat unsurprisingly given the rural location, the living quarters lie on the rustic side of things and are heavy on natural materials, be that wooden beams or stone walls. We can't think of a cosier way of ending the day than by taking up residence next to the traditional fireplace, either.

Beyond the edge of the grounds, you'll find unspoilt countryside in Monte Peglia park and Meana forest – the latter of which was recently classified as a UNESCO World Biosphere Reserve. Lake Trasimeno is an hour's drive north if you fancy trying your hand at watersports, as well.
