Already built by the 17th century, according to the Medici maps drawn up then, this medieval borghi might even be decades older. Though we're unsure of its age, there's no doubt of its beauty. The interior with exposed beams and brick is what you'd expect from an older home, but the traditional style might feel dated to some. Still, it's comfortable and charming, giving way to a sweeping garden. Kids will love the opportunity to run around on the lush green grass whilst adults take advantage of the sun loungers, poolside and terrace seating. Our favourite is the dining table under the vine-covered pergola. You'll find the renowned spas of Casciana Terme or Monsummano Terme minutes away.

Maintaining its original stone structure, this refurbished farmhouse is a traditional gem in the middle of emerald green hills. Split into three apartments – two on the ground floor, the other upstairs – as well as a separate annexe, this flexible home offers a choice of independent spaces to suit a group. Swim a few laps of the private pool surrounded by centuries-old olive groves, cypresses and rose bushes, and just take in the tranquillity of the setting. Later, take a walk in the organic vegetable garden to pick fresh produce for lunch. A large outdoor table shaded by white umbrellas makes for the perfect spot to dine with views of the Tuscan landscape. In the evening, have cocktails in the moonlit garden, or head indoors to relax on the plush white sofas in the main living room. We love the stunning chandeliers, vintage beds and faux fur rugs that lend this rustic home an air of luxury.

A sixteenth-century villa in the hilly outskirts of Florence that, at times, has been both a stables and a nightclub, Thermae is one of the most spectacular places we’ve seen in Italy. Its restoration has been a labour of love for the host, Giovanni, and the way that he’s incorporated technology into the original structure is simply impressive. There’s too much to describe here, but know that everything's been taken care of. And if we did have to choose one thing that stood out, it might have to be the pool, hidden away in the vaults, and only accessible through a trapdoor.

Set within an ancient hamlet and surrounded by the rolling hills of Tuscany, this farmhouse-style villa is a slice of la dolce vita indeed. The main villa is a vision of Tuscan charm with old hearths and a huge kitchen fit for rustic feasts. Myriad lounges and living rooms allow the group to spread out. Outside, a state-of-the-art barbecue is accompanied by a stone prep area and though there are many spots to dine outside, our favourite is poolside where curtains billow. And what a pool it is – the infinity edge overlooking the Tuscan countryside. Exploring the area, San Miniato is 10km away and day trips to Lucca and Pisa are on the cards, both 48km away.

We love the large windows here that give way to views of the shared grounds – a lush green garden dotted with centuries-old trees and a glistening communal pool framed by sun loungers. Spend your days taking cool dips in its waters, soaking up the sun on the deck chairs and enjoying the table tennis, foosball and football field on offer. You’ve also got a private alfresco dining area adjacent to your apartment, the ideal spot to gather for sunny breakfasts or a celebratory barbecue feast under the stars. 
 
At the end of a fun day, retreat to your beautifully curated bedrooms for a dreamy night’s sleep, and wake to the prospect of another day of fun, filled with bicycle rides around the stunning countryside and cooking classes organised by your wonderfully friendly hosts who live on-site in a neighbouring apartment. 
 
While you could easily spend your entire stay luxuriating in your home's breathtaking setting, take some time to visit the nearby cultural sights of Pisa (just over forty minutes away by car) and Lucca (just under a thirty-minute drive).

Sitting proudly amongst the Tuscan hills, this fine villa looks out across olive groves and vineyards, as well as an ancient hilltop fort. Equidistant between the provinces of Florence and Pisa, there is a wealth of cultural gems to explore, including the nearby town Vinci (of Leonardo fame). The grounds and gardens are extensive and beautiful, interspersed with olive trees and sweet-scented Mediterranean herbs. The immaculate swimming pool is set over three levels, with the Jacuzzi cascading down into the infinity pool and then on into a shallower children’s pool. Inside the handsome villa, with its classic shuttered windows and scalloped terracotta roof tiles, you’ll find a cool and calm retreat from the Tuscan sun. Exposed brickwork and natural tones of sand and honeyed stone create a calming atmosphere, and there is lovely antique furniture throughout.

You’ll find this rustic Tuscan farmhouse in the rural surroundings of Pontedera in Pisa. While the interiors may feel a little dated, the home has everything a family or group of friends needs for a relaxing stay in the Italian countryside. There’s plenty of outdoor communal space here – complete with a private swimming pool, barbecue, shaded dining area, and large terrace – perfect for those days in the sun. Situated just a short drive from Lucca, Pisa, Siena, and Florence – you can easily explore what the region has to offer.

Set on an estate dotted with trees, shrubs, and other native foliage, this home ecompasses the entire first floor of an ancient villa in Orentano. Despite sharing things like the pool, tennis court, and soccer field with another home, there is enough room on the property for it to still feel private. That’s probably helped along by the fact that you have your own private garden and barbecue – not to mention the sheer size of the home itself. Move easily between rooms and use the easy go-between as an excuse to nip into the kitchen for another cup of coffee and a dozen more biscotti to take back to where you’re reading on the plush sofa. Take the spiral staircase up to the loft where you’ll find the rustic bedrooms and bathrooms for when you’re ready to turn in at night. When you think loft, you might conjure up images of a tight squeeze, but the addition of the skylights in almost every room here allows the light to make the space feel more open. 

With the host and his family living on the estate, you’ll sometimes find yourself around the table enjoying their homemade pasta alfresco with soft music playing in the background. There’s also a brick pizza oven here, so don’t be surprised if you eat more margarita than you’d care to – we know, that is not even remotely possible. 

When you’re not enjoying the home, you can make a trip to Pisa, Voltera, or Florence – each with their unique charm – or borrow the bicycles and simply explore the surroundings on two wheels instead of four. After a day of activity under the Tuscan sun, take a late-night swim in the heated pool, and when you’re ready to return inside, why not linger a little while longer to gaze up at the stars.

In the heart of the Tuscan countryside but with the Pontedera's bustling centre just a ten-minute drive away, it provides the best of both worlds. Inside you’ll find a traditional interior with an unfussy feel featuring beamed ceilings, warm wood and colourful rugs. There’s also a separate annexe away from the main home with its own bedroom, bathroom and kitchen for those who prefer to have a little more privacy. It’s outside where the magic really happens though – step out into the lush gardens where you’ll find a gorgeous pool with sun loungers primed beneath a shady pergola and play equipment for the little ones. With Pisa also just thirty minutes away by car, there’s plenty to keep everyone entertained in and away from home. After a relaxing day by the pool, sit down to an alfresco barbecue meal with a cicada song soundtrack and a luminous backdrop of stars.

The colourful and rustic interiors are packed with characterful features and the living room has a sofa bed for guests three and four. Out and about, the medieval town of Fucecchio is just over 4 kilometres away. Vinci, famous for being the birthplace of the Italian Renaissance artist Leonardo Da Vinci, is also just under 15 kilometres from this idyllic home.

The home itself combines rustic charm with modern comforts and it's ideal for families or friends. Situated within driving distance of the spa town of Montecatini Terme and Lucca with its Renaissance city walls, there’s plenty to see and do.

It’s in Palaia, within easy reach of all of Tuscany’s most popular sights and cities, including Florence, Pisa and Lucca. Here, you’re perfectly placed for day trips full of history and culture – not to mention the wonderful vineyards nearby. 

The villa is a real beauty. It dates back to the 10th century, with the turret being added in the 16th century. From the main bedroom within the turret, you can enjoy magnificent views of the rolling hills of the Tuscan countryside. Hectares of olive groves surround the home, giving it a tranquil and secluded feel. You’ll find yourself relaxing as soon as you arrive, whether you plan on spending your time swimming in the private pool, sunbathing on the terrace, or dining beneath the pergola. The barbecue and wood-burning oven make alfresco dining a breeze, but you could always book a private chef or a local cooking class if you really want to wow your guests.

Located on a hilltop in Tuscany, this former farm shed is surrounded by olive groves and rows of vines. While it may not be the most luxurious home in our collection – some areas feel a little dated – with a sunny pool area, a patio for alfresco dining and good road links to tourist hotspots like Pisa and Florence, we still think it has plenty to offer. There are a lot of steps here, as well as a partially open staircase, so it may not be the best option for those with young children or reduced mobility.

Tuscan Hill Hideaway

Breathtaking views, a private pool and a wonderful sense of tradition – this home sets the tone for a magical stay in Tuscany. Outside, you can soak it all in from the terrace or while sipping drinks in the pool house. There’s also an indoor bar, a professional kitchen, a cosy living room with a piano and five thoughtfully designed bedrooms. It might be hard to leave this sanctuary, but it’s just a short drive to the medieval village of San Miniato, while Florence and Lucca are also within driving distance.

While the striking interiors won’t be to everyone’s taste, the vast lush gardens, private swimming pool, and jacuzzi guarantee a relaxing Tuscan retreat. Designed with entertaining in mind, the outdoor dining area complete with a gazebo is perfect for group meals as the sunsets. Set upon a private estate of around thirty hectares, you needn’t explore further than your authentic surroundings, but if you’re looking for a day trip – the town of Palaia isn’t too far.

Explore Tuscany in a true, romantic fashion at this countryside home. Stone walls, beamed ceilings, traditional furniture, and a grand fireplace come together to create a cosy and warm atmosphere, welcoming you from the moment you arrive. Inside, you'll find a huge kitchen (perfect for practising gnocchi-making skills with your loved ones), billiard table and vast entertaining space, with an array of charming en-suite bedrooms at the top of the terracotta staircase. Outside, there's a beautiful portico for alfresco lunches and dinners, and a stunning swimming pool lined in sky-blue tiles – it even has its own hydromassage area. Kids will spend endless hours entertaining themselves with the slide and swing set, while adults can climb the external stone staircase to sip sundowners on the small terrace where the old watchtower once was.

There’s also a solarium, table tennis and an outdoor terrace for alfresco dining and sunset drinks. Inside, the rooms are set across the main house, the annexe and an apartment – making this a great option for groups looking to stretch out and spend quality time together. You will need a car to get around here, but it’s just a short drive to the nearest amenities, while iconic destinations like Volterra, San Gimignano and Pisa are also within driving distance.

Whether you're after a peaceful holiday with friends or a spacious spot for a family gathering, this restored farmhouse is an excellent choice. It's situated on a private country estate in the charming village of Lamporecchio, Tuscany, and has well-tended secret gardens, as well as olive groves to explore. This breathtaking property is spread over two floors and benefits from a private patio and communal pool area – the latter of which is shared with four neighbouring properties. We love the master suite with its fireplace – a welcome feature during the cooler months. We suggest a car for ease –  there are restaurants less than 2km away and the pretty town of Montecatini is 15km from the home.
